Made asking price offer on house now agent asking for more?!

Hi all, we put in the guide price offer on a house we've fallen in love with at weekend, now called us to say another couple also have done the same, sellers dont want a "Dutch auction" bidding war so have asked for final and best offer, by 10am tomorrow.
We could stretch £25k more....and I love the house.

We have a 2nd favourite house nearby which is going for less and they indicated they would accept asking price. Not as in love with it but practically could suit us better (more storage/even better school), but I think my heart would sink if we loose our on house no1 as know how happy we would be there.

What would you do?? Go to absolute max i.e the £25k more? mid way between? Nothing?? Our buyers are chain free so we in good position.

Make your lists pros and cons for each house and see what you come up with. It might help sort out which would finally be more suitable.
I'd wait but not forever, for the right one. They need to pull their finger out and look hard if they want to get the house sold and move. I'd put a time on it, say of they haven't found in two or three months you will look elsewhere as you can't wait forever.

From what you've written, your heart is with house 1 plus that's the one that's actually proceedable.

How would you feel if that was pulled from under you now?

The massive concern with house 2 is the vendors are happy to loose sales rather than compromise on their onward purchase so there's absolutely no telling when or indeed if this sale might go ahead, particularly if their requirements are specific and rare.

I'd persue house 1- the benefit, if you choose to look at it that way, of the shitty house buying system in the UK is that, until you exchange you can change your mind, yes it might cost you a bit but you've got stacks of time to ensure you really are happy with it.

If you let it go now, the chances of getting it back are outside your control.

I would go for #1 now, as #2 will mess you about by the sound of it. Are you still in the running for #1?

Thanks all. No they are different agents. Yes we are in running for house no1 and proceeding with it now! I'll tell house no2 to keep us posted if anything changes but be honest and say we are not just going to sit and wait.
