Bidding war on a house I'm not sure I should sell?!

Starting to have doubts.
Put house on market to test water I'd seen some newbuilds I like the look of- house has had nĂºmerous offers within the week. It all feels very fast for my sleep deprived Brain (2 month old and toddler).

Reasons for the move in first place

  • outstanding primary and secondary in new location
  • much more younger families
  • more baby groups
  • better local facilities
  • crap neighbours where I am currently
  • don't like the street
  • we've added 60k in two years to house value

But the house we're moving to although a 4 bed detached is a newbuild and smaller downstairs than where we are and we'll be adding 26k to mortgage while I'm a sahm (although we have made sure we can afford this).
I have family on the next road to where we are now which is nice to have help but has drawbacks too!

It just all feels fast. My dh is all for the move he likes the house where we are but not overly mad on the area and he knows I've never felt at home here.
I know logically it makes sense but I'm scared.

If you have a bidding war the gap between properties may even get a little smaller. Let the bids play out and wait and see.

Sounds like there are a lot of good reasons to move to the new house - is there space there to extend the downstairs in future if you wanted to - that would be a good future plan?

Go for it. It's very natural to have second thoughts. Especially when everyone seems to want your house so it makes you wonder why you don't. Grin especially if you thought you were just testing the water and thought it might take a while.

It's a strange market at the moment. Easy to sell in some areas. It won't always be like that.,

thick that's very true- the responses I've had people telling me its such a beautiful home has made me like it more but I know its not right. And my family obviously don't want us to move (even though the village we'd be going to is a 5 mins drive so they've been pointing out the good points of this one and the drawbacks of potential new hoise. Its just cold feet but I don't want to speak to dh too much as this initially was all my idea and now he's keen.

Yes bilbo its a good size garden on the house we're interested in so could take a conservatory or extension at some point also there's a door from hallway into the integral garden so we could put up divider wall and add a ultility room too.

Don't worry - it will take weeks months to go through conveyancing so will all slow down soon. Much better this way - nothing worse than having months on the market having to tidy for each viewing.

5 mins' drive is nothing, £26k or less on the mortgage is very manageable. Current house is not right for you, let it go and be perfect for someone else. It does take a while to move on mentally but don't worry, you'll get there. Sounds like a great move for you personally, not just for kids' schools.

New build often have restrictions on changes/extensions so check that out first. I also think a two month old baby might mean a touch of pregnancy hormones maybe stop breathe and start again in six months if you are having doubts now I would listen to them.
