That's the idea - a move from a three bed mansion flat in Hackney to a house; whereabouts in London, no decision made yet! Basically (I'm trying to help someone out here) - it's suggestions on houses in OK areas, price up to about £550,000, which are wanted.

I live in the conservation area of Blackhorse Road; it's not so bad, certainly no Stoke Newington, but you buy where you can afford.

My best friend actually lives in Walthamstow Village and I practically live there too. I have to say that I actually prefer it to Stokey these days. It boasts farmers/artisan food markets on both Saturday and Sunday every week (granted, the second is actually in the market square) and most of the restaurants and pop up ventures are great as is their Art Trail. I think it is the new Stokey and well worth a look

.. you would have to be quick though as prices are rising phenomenally fast there and your budget would currently just about get you a doer upper or a small cottage as the larger family homes are closer to a million would you believe (my friend cannot believe it either!)

I think the OP's friend would struggle to afford a house in or near the village unfortunately, a flat perhaps. North of it possibly, but then the tube is something of a walk. Blackhorse 'Village' is less than a ten minute walk to the tube and a twenty minute walk the other way to the village so perhaps could work.
Good luck, prices are rising quickly all over.

Hither Green/Lee/Catford in SE London.
Will get you a 3/4 bed house in an area with great community feel, brilliant schools and brilliant transport links.

Sophia - Wanstead is different to Kentish Town, of course, but it is still a mixed area with lots of cafes etc and Wanstead Park is gorgeous. You're also within waking distance of Leytonstone which is a bit more lively and arty if that is your thing. Regarding schools: if you are not a practicing Christian then do double check the entrance criteria as most of the good schools in Wanstead are church schools iirk.
