First Time Buyer needs help

Hello
I have almost finalised on a 2 bed house in greater London. But the house needs a bit of renovation/refurbishment work as its 25-30 year old . I am not sure about the costs etc.
The house needs at least:

Full electrical wiring
Bathroom including knocking down wall between shower/basin and toilet
New kitchen
Wooden flooring

So what can be estimated costs involved in these 4 tasks, just to get an approx idea.

Also, what should be the sequence of these 4 tasks and approx time taken in each as I might get these done over next 6-8 months.

The house is ok , everything works and livable but old so trying to factor in costs and best strategy to renovate it in steps.

Please advise.

How high end a bathroom and kitchen do you want?
Do you want to change the layout of any of it?
Is the wall you're knocking down a supporting wall (usually not between the loo and rest of bathroom, but check)
How big is the kitchen (number of units)?

Bathrooms start from £4000 if you don't want anything fancy, are prepared to shop around and don't move any of the plumbing or wiring. You can spend three times that easily though.

Kitchens start from £7-8k depending on size if you shop around online for all the bits and pieces and don't do any major alterations of layout. I know people who have spent £50k plus on a large kitchen with top of the range appliances, solid timber doors and stone worktops and floors though, so depends what you want.

Solid or engineered wooden flooring? How many m2? What subfloor are you laying it on? Engineered wood starts from £30/m2, solid more like £40/m2. £15-40/m2 to pay someone to lay it for you depending on whether it needs clicking together or sticking/nailing down and whether the subfloor needs any prep.

How are your DIY skills? Could you lay click-together flooring yourself? Paint? Tile? Take out the old kitchen/bathroom yourself and chip the tiles off? All those could save you money if you need to.

I'm not sure about wiring but would budget a couple of thousand if it needs a complete rewire. I would also get that done before you move in, then it will take a few days. Bathroom and kitchen expect them to take about a week each. If you can get the bathroom done before you move in, bonus - I assume there's only one bathroom in a 2-bed. Flooring will take a couple of days, but obviously will be disruptive and easier to do without a lot of furniture in the way.

But as pp says depends on the type of finish you want. Could be much more but probably not much less as labour in London will be expensive.

Wiring first, but you will need to give your new kitchen (and bathroom?) some consideration at the time as otherwise you will end up having electric works done twice.

Floors last.

Thanks a ton everyone. I have got a decent idea about it now.
I don't want very high end stuff but something in a gud taste. Don't want to change layout of kitchen. Just new fittings,tiles etc.

Also, the house has carpets so looking to get wooden flooring done.

Can I get bathroom and electrical now and kitchen and flooring after 3-6 months.

Also what is the best way or places to find builders/contractors for the above jobs.

I think that sounds sensible! Just don't lay floor anywhere that you might need to get to for wiring/plumbing afterwards, and ditto don't tile if you plan on moving a switch etc later on.

Word of mouth and recommendation is the best way to find tradespersons. I've only ever had one non 'friend of a friend' do work for us and it's the only one that wasn't fantastic. The best people don't even need to advertise IME. And don't be put off by having to wait a few weeks. If someone is in demand then they are probably pretty good.

Guys,
i need more answers as i went and viewed the property in question today.
and these 2 things have left me quite baffled and i have no idea.
so please help out.

  1. Smell of Cigars in whole house, it hits you as soon as you enter and its everywhere, upon asking the EA said that the elderly guy has smoked all his life and the smell would go away after new wallpapers/paint etc.
i am not very convinced though.
  1. there are radiators everywhere but there is no gas in the house. Upon asking the EA said that everyone in street has gas but this guy never installed, so you would need new connection and of course a new boiler. there looks to be pipes/radiators fitted.

i believe now that this property is quite a project and the estimate of needed works may easily overshoot by 10k due to these 2 new findings.

so i am not very keen as i was before, please pour in your thoughts.
