Feedback on my house please

We've been on the market for about 2.5 weeks, had 2 viewings in the first week and one last week but nothing this week. No particular issues in the viewers feedback.

I'm a bit frustrated there haven't been a few more viewings, although i am aware it's early days. I'd appreciate any feedback on our house ad and whether there is anything that would put you off at least booking a viewing. It may just be slow right now, but I want to make sure we're not missing anything so any thoughts greatly appreciated.

There's some fab photos and I love your bay window in the living room. If you can I would take one of the sofas out or put a smaller one in as they make the room look smaller than it is. Maybe a bit more flora and fauna in the yard or power wash the decking a bit but I wouldn't rule it out if I was looking. Good luck, you've obviously looked after it and loved it.

I think your house looks fantastic inside. I do think the outside could do with a little "lifting" though - at the front I would paint that grubby wall and put some window boxes in with flowers etc, it currently looks a bit stark. I might also think about replacing and extending the decking at the back, repaint and put in some new plants.

Is it the price (seems like an unbelievable bargain to me...)? I can see that you can get 3 beds for not much more. The small outside space might put people off, also is there a lack of parking? Not much you can do about that really.

Is it only partially central heated? Are those free standing heaters in the sitting room and tucked into the bookcase in bedroom two? If so, that can put people off.

It looks like a lovely house. The only thing I can think of, is there's no mention of where you can park your car - could that be something that might be putting people off booking a viewing?

The house looks lovely. The only thing I can see that would put me off is the size of your outside space which I guess is something you can't change. It might just take a little time to find the right buyer who isn't bothered about having a big garden. Has your estate agent given you any feedback? They normally have people on their books who are looking to buy so they might be able to tell you why they don't want a viewing. How does your property compare to others in the area? Good luck!

The front pic shows too much of the houses next door which look a bit unloved. Paint the front wall or wash it. Bay tree in pot and window box with flowers.

Back garden needs more plants - and wash the floor. Potted plants and a trellis to hide the wall (or paint the fence white).

Plants in each room would make it look nicer. Nice house though.

Thanks for the feedback. I'll get DH out the front with paint and some flowers, we were going to do this but in the end just wanted to get it on the market.

It is fully central heated, we just use the little heaters in the lounge and child's bedroom rather than turn on the whole system early in the year and at night for the child's room, it does say gas fired central heating. I will perhaps hide them a little better!

There is on street permit parking which is standard in the area and lots of the city. I'll get the EA to add that into the description.

Re the price, yes you can get 3 beds just above, but floor space wise we are bigger, it was previously a 3 bed (before we bought it) and could be again. We will see how things go. This was the valuation we got across 3 EAs but may put people off as only 2 bed. People are more than welcome to make an offer though ;)

Looks lovely inside and what a bargain (for those of us in the SE anyway) but what is the building to the right - could the front photo be re-taken from the right to eliminate that from the photo (even if it is just another house).

If the side return is your only outside space - remove the table and fill it with big plants in pots to create some greenery (you can always take them with you). If there is a garden then show a photo of it.

I think the upstairs layout isn'tb brilliant - one huge bedroom plus one relatively small one and a bathroom only accessible from the large bedroom. I would have made the bigger bedroom into two and had it as a three -bedroom house which is much more suitablef or families (the agent claims it is a family house) especially if having a downstairsb bathroom is common in that area. I'd also look at getting PP to build a bathroom over the kitchen so buyers could see that changing things around would be viable.

It looks kind of dull from the outside.

Could you brighten it up with some colourful window boxes (I've seen purple ones) and plants or hanging baskets?

May get a quirky doormat or house number.

Get the EA to take a photo from dead on, not at an angle.

Inside is lovely.

Picture 3 is slightly distracting, I'm finding myself glued to it trying to work out how everything fits, it's the open window against the other building that is distracting me and I'm finding myself drawn to that picture rather than pictures of the house.

I'd also move the dining room table out into the middle, I think it being tucked away in the corner is making that reception room look more like a corridor.

The house is presented very well. I disagree that putting some plants about and painting a wall will make a difference as to who would view it. But I had some really ridiculous suggestions when I asked this question a couple of years ago, most of which I ignored and my house sold very quickly.

I know the area. The thing that would put me off about Mutley is the parking. I know it's permit only but those streets are awful and get very congested. Plus its studentville reputation.

I also know that you can get 3 bedroom houses for that price in other areas but if I wanted a 2 bed house in that area and wasn't bothered about parking then I would definitely look as it looks lovely with great size rooms. I think what could put people off is a downstairs bathroom with the only toilet upstairs having to be accessed through the main bedroom. This wouldn't bother everyone though, especially as the downstairs bathroom isn't the only one.

The outside space may also be off putting for someone with a child because it is very small and no amount of plants or new decking is going to change that. It may be worth not even having that photo just to get people through the door. People who are looking should know that Mutley houses don't come with big gardens anyway.

A young couple on their own who want to be near town etc then it would be ideal. That would be your target market.

Oh I also picked up the heaters too and did wonder. My initial thought was the radiators didn't warm the rooms enough and you needed to use extra heating methods.

It's a lovely house though. I don't think a sofa needs moving, you can see what a good size room the living room is.

Nice inside but lacks kerb appeal.
Couple of nice planters out front needed. Get EA to retake photos at front to show more of your house and less of neighbour's ( yellow wall is tatty)

I guess it might have had three smaller bedrooms once, but can understand why it has been altered. Since you've now go this big bedroom, make a featrure of it- you need another photo pointing away from bed towards ensuite.
Furniture layout in child's room makes room look long and narrow. Is it possible to turn bed to be across room?

Tidy up back yard and make it look like a space you want to use.
Photo with view to sea should make clear where this view is from- front door? bedroom? standing on roof?

Can you rearrange the furniture in the secondbedroom ? Put the bed with head on window wall (but not below window) and then bookcase under window? It just lookslike Iit is a smallbedroom wwith baby furniture in it whichmakes Iit seem evensmaller. A bit of rearranging to show a single bed can fit Iin there would do well ithink.

(Sorry for the random extra letters and spacing, am on phone and Iit adds letters of its own accord!)

I know nothing about the area, but the next door neighbour on the left's house looks uncared for, and the courtyard garden would put me off as I have dogs. So I would be out, but lots like a courtyard (or even no) garden.

I guess it might just be the time of year OP. When we were selling our our last house in 2014, we put it on the market on Sept 1st and our EA told us that we had an optimum window of about six weeks to sell if buyers wanted to be in before Christmas.

We were just starting to despair as we had stupidly already found our onward purchase when we had a flurry of viewings and three offers during the first week in October. Had this not happened we fully intended to take it off the following week and remarket in the new year.

Otherwise - not knowing your area - I'd say you need to do something that will make your house stand out from everything else that's available.....I haven't searched RM but I guess there's plenty of similar houses for sale. You therefore want yours to jump out when searching (in a good way Grin), for people to remember it and want to view it. That could be something as simple as the purple window boxes or stand out house number mentioned up thread.....

I think the upstairs layout and the price are the problem. You day you're pricing it as the same as 3 bed places because it's bigger but that doesn't matter - it's a 2 bed house, with one massive and one tiny bedroom. So I think you need to either turn it back into a 3 bed, or drop the price.

It's market message is mixed.

It's not a family house, there's nowhere to put a family. Mixed things that stand out
Your dining table seats 8. But your house sleeps two plus a tiny.

Your lounge and dining are grown up spaces so that works well with the life style your house is offering.

In reality who is going to buy your house? A single wealthy older woman, or man, a divorcee with infrequent child visits perhaps, maybe a single mum with one child, a childless couple who must live in that area - but it seem that isn't the desirable area for that couple?!?

So if the older single wealthy women, she needs to see plants and love in the garden, a vase of flowers in the pictures and photos on a sunny day.

Just an example.
