FTB - house buying is never straightforward is it?!

Now I realise from reading other peoples posts that actually our situation is fine but just wanted to share Smile

We are in Scotland BTW.

Had our offer accepted about four weeks ago on our first house so we went back to the lender we had been dealing with for a DIP and started the full application then 1 week later the lender said I didn't tell them about default on my credit file (I did because it is part of an ongoing complaint and I took all my info to the first meeting we had) so they declined our mortgage application Sad

We managed to get an appointment with a broker who said no [problem we will find you a mortgage, they did so we are very happy except we have still not had the official offer. Broker phoned yesterday and told me it is because the seller of the house has used a surveyor who is not on the lenders panel so they cannot use the HR or the mortgage valuation provided! The broker has already spoken to my solicitor so he is dealing with that but I need to phone him today because he is concerned about the titles as the boundaries are incorrect and the sellers solicitor has not got back to him about it yet.

We are supposed to get the keys a week on Friday! Somehow I don't think that will be happening, luckily we are in rented and haven't yet given our notice (I didn't want to until we actually had the keys) so no panic from that point of view. I'm just frustrated because I want to go see my new house and start the work it needs immediately!

Poor you - it's so stressful. I expect all this can be ironed out though. Can I offer you some comfort by saying it would all be far worse if you were doing this in England or Wales Grin.

I know, I realise that when I read through some of the other threads that house buying in Scotland seems much easier than anywhere else so really I don't have much to moan about Grin

I feel your pain. We had an offer accepted weeks and weeks ago and things just seem to have stalled. All the issues do seem to be on the other side but I just wish it was sorted. No communication either and you begin to feel that you are hassling them when you ask for updates. Bloody lawyers - they seem to take a lot of money but don't do an awful lot for it.

I'm quite happy with my solicitor but it seems that the solicitor on the other side hasn't responded to the issues regarding the titles so today my solicitor told me that we definitely wouldn't be getting keys on the original date.

Luckily the bank has said that a new valuation will be fine, they don't need a new HR done. I've said that if the vendors refuse to pay it then we will in the interests of moving forwards. I think the boundaries are a bigger issue.

I just want to start buying things for the house!

Hope things start moving for you soon and I wouldn't feel bad about phoning for updates etc.

I too feel your pain. Offer accepted mid May, and we have now passed 2 proposed dates for completion. I'm now expecting to be in by end of this month (although no actual date yet) but there's about a month of work to be done before I can actually move. Problems with titles and very poor selling solicitor to blame here too. I can only advise you to keep in close contact with your own lawyer and not accept nonsense excuses... Good luck!

Yes wish we also need to do some work on the house before we move in and we also need to give 2 months notice on our rented flat. I'm glad I haven't done it yet, I was waiting for the keys but now I am worried that we will be stuck paying for flat and mortgage for longer than expected.

I need to give my notice by the 2nd of the month so if we don't get keys by then rather than ending the tenancy on the flat at the beginning of January it will be beginning of February!

I'm sorry you've had to wait so long, I'm frustrated and we've only been waiting 5 weeks! I can't imagine how you must be feeling.
