Due to the way our roof is sloped and the fact we're in a conservation area I dont think we'll get a loft conversation with a dormer and just wondering if anyone has a velux conversation on a 2 up 2 down standard house?

If so, would a bedroom and bathroom fit? I don't want to do a loft without adding an extra bathroom so if it's not going to fit we won't pursue it.

I've looked at previous planning permission on our road and area and no-one with a similar house to ours has tried for a loft conversation. Considering this is London I am a bit surprised!

The house we hope to buy (knock on wood) is a 3 storey terrace but has only two rooms on the second floor, so is more or less a 2 up 2 down, just a bit stretched/ weird. The main family bathroom is under the eaves with a Velux - it fits a toilet, sink, corner bath with shower above it, no problem.

We considered a loft conversion in a 2 up 2 down but decided the overall footprint of the house just wasn't big enough and the loft conversion wouldn't have been money well spent. There's no way we would have squeezed a bathroom in there.

I would get a builder out and discuss what is possible. No one can tell you over the Internet. ??Near me lots of houses have loft conversions, but I know one friend was told it would be very hard/ impossible to do hers.

Hmm that's what l wondered Gold. The house is big enough as a 2 bedder 1 bathroom but not as 3 bedder 1 bathroom Confused

Well, by adding a bedroom you're not going to be adding more people, are you, so why would you need another bathroom?

IthinkIamright · 19/09/2015 09:27

Because if we do the loft we'll stay long term and I'm due dd2. Why wouldn't you want a second bathroom with 3 females in the house!

Can you just add bedroom if no space for bathroom in roof, then add a separate toilet and sink under stairs downstairs?

Then the main bathroom is freed up more for those showering/ taking bath. And you can use under stairs one as the extra toilet when someone is showering, and for doing teeth.

Add vanity table and mirror in bedroom so make up / hair is done there and not taking up time in bathroom

We have two very big double rooms so we don't technically need another room for space, just to give the girls their own space. Toilet under stairs wouldn't work unfortunately.

This thread is from another one l started recently and the advise was do a loft so l was just wondering if it would be worth doing.

I will contact a loft specialist to see but just wondered if anyone else had similar.

Personally if two large bedrooms I would just leave children sharing ( we share a 1 bed). And maybe later basically do the conversion as a type of playroom/ den when they are older enough

We have a large 3 bed Victorian semi and did a lift conversion 20 years ago. We didn't have dormer and ensure and I really regret it. I don't see how we'd could fit in an ensuite without a dormer due to the sloping roof over the non-attached side. We do have loo/hand basin under the stairs though. If we ever have the cash then we will add ensuite and dormer.

Just a thought but if your 2 bedrooms are large could you add ensuite to one if these instead?

GoldPlatedShitGibbon · 19/09/2015 18:15

Ah, hadn't twigged you had another one on the way. If you have two large double bedrooms your house has a much larger footprint than ours had so it might well be worth it, dependent on a dormer.

We live in a conservation area and were allowed a loft extension with both a side and rear dormer window
