smallest bedroom size

When the time comes to sell (not for a while yet), we will have our smallest "bed"room at 1.95cmx 1.95cm. This is carpet edge of skirting to radiator, so not wall to wall.

Estate agents say if it can hold a bed, its a bedroom. It will be able to accommodate a divan bed but not a bed frame bed as they seem to start at 1.98m.

Would you class this as a bedroom if you were looking for a 3 bed?

No. But in my experience the estate agents will inevitably put it on the prospectus and send around viewers who will be miffed at the size.

no we didn't even look at places that had rooms that small declared as bedroom.

well, after we looked at one that had a custom built short bed (170cm) declared as single bed we only looked at places that had a) a floor plan b) all bedrooms labeled as 'double'

Our fourth bedroom is just over that size (I think it just makes 2m) and we happily use it as a kids' bedroom (but we do have shorty bunkbeds for my two boys and as the second bedroom is their playroom, it's just bed and clothes in there).

That said, most people wanting three beds will want the third to be a reasonable size whereas your's is the traditional box room, even Trying to get a loft bed, so there's room for a desk/play ears under will be difficult with those dimensions.

If you were to sell, I think you should price as a two bed (perhaps at the upper end) and try and get the floorplan and details to list it as study/nursery rather than bedroom.

It was 205 cm x 195 but loft conversion staircase will make it 195x195. Sorry, should have said that at the start and said 4 bed house.

We were sold it as 3 bed semi and had dimensions on floor plan before we went to view so we knew what to expect.

That is really tiny, if you're doing a loft conversion can you not put two bedrooms up there so you don't loose the bedroom. Because honestly, that shouldn't be classified as a room

i had thought of that off but not enough space for 2 bedrooms as we want a bathroom.

Well, your current size is about the size of our fourth bedroom. The loss of 10 cm in one direction won't make that much a difference to the useability size of the room as it is difficult enough getting bed frames that are actually less than 210cm . I still think advertising it as a study/nursery in the details should make it clear that it is a small room.

If it makes a difference ive measured width of room from skirting edge to skirting edge and it would be 198x 195!!

You could fit a single bed in there but as others have said it would prob be best advertised as a study - or list it as a forth bed but dress it as a study. It would work as a nursery so it depends what a family is looking for....

I think EAs would give it a headline of "3 bedroomed property" say for rightmove purposes and then when you click through to the details (description and floor plan) it will say "Bedroom 3 / Study". Presumably in the hope that prospective buyers like the house in general and wouldn't automatically rule it out.

I think it's unfair to say it's not a bedroom, it would have been a bedroom when the house was built, it's just that expectations have changed.

We have recently bought a 3 bed where the third room is that small. We aren't using it as a bedroom, it's my wardrobe/dressing room but that doesn't change the fact that it's a bedroom and if we sold up, it would be badges as such.

That was the size of our 3rd bedroom when we bought so must be the size of the 3rd bedroom in the rest of the houses on the road. Having, said that, lots have swapped it with the bathroom - which was larger, bizarrely.

Basin l bet the house wasn't built with a third bedroom that small. It may have been a large double split in half. Our neighbours have done that and kept their bathroom downstairs.

That is a bedroom, but a lot of people hate box rooms and wouldn't use it as one. The fact it's square is less helpful too I feel.

If you had two other rooms that were very large I might overlook it if it was a short term house or kids could share due to rooms being that big.

I never understand why we buy based on numbers of bedrooms not size over here. We only have a 2 bed. But they're 16ft x 9ft and 11ft x 9ft so reasonably sized. The bathroom used to be a bedroom (old house, putting bathroom upstairs took that bedroom away) and that is 9ft x 7.25ft. Small, but more acceptable as a third room for me.

Some people only care about how many rooms etc and personally I would love a study, but I wouldn't use it as a bedroom at that size and it would put me off by the advert. We didn't need a three bed we wanted one, which is why we compromised and bought a big two bed. But if you need three, yours is more like 2.5 from the sounds of it.

I also find labelling bedrooms weird.
when I rented in germany all room were 'generous doubles' as would be described on rightmove. but how you arrange them is up to the inhabitants.

thanks. the sale wont be for a few more years so not sure why im concerned. the three other bedrooms will be 2 at 3.5 x 3.7 wall to fitted wardrobes and 1 at 3.5x 4.5m.
would def insist dimensions on RM and prob list as bedroom 4/study. our house is a small semi for its era just a foot wider would have made all the difference.

Obviously these rules don't apply to you as you own, but I find the overcrowding guidelines for rentals/council housing waiting lists were useful when I was making my own plans for our house.

In those, anything under 4.6m2 is not counted as a bedroom.
4.6m2-6.5m2 is a bedroom only suitable for one person under 10 years old.
A room has to be at least 6.5m2 to be considered OK for a single adult.

1.95x1.95m would be 3.8m2 so would not be considered a bedroom under these criteria - you wouldn't be able to rent out the house to council tenants with that considered a bedroom (not that you would want to probably)

Yes, it's a tiny 4th bedroom.

Our first house had a 6x7' third bedroom and when we bought it, one of the walls was made of frosted glass! But we were only just married and could only just stretch to 3 beds so we weren't picky. We fixed the wall, built in a bed and a triple wardrobe/shelves combo and our buyers put their teenager in it. Buyers with a 4 bed budget might be fussier but I think your agent is right.

Don't know if you've already done this, but with tiny rooms it is often worth hanging the door so it opens out onto the landing. It makes a huge difference to the feel of the room and makes the space much more useable.

off yes it was built as a 3 bed. there are lots of houses round here that are the same.

The v small room was a compromise for us and would be an issue if we had another child (we only have one and might stick at one) but it's definitely a bedroom!

Just to add from the poster above me, if you do hang the door to open out, make sure it doesn't open across another bedroom door. That's what the last owners of our house did and so when you walked out of our bedroom you walked into another door!

As we now use it as a dressing room we've hung it back to opening in.
