What is more important study or utility room?

We will be selling our house soon and want to maximise its appeal. We live in an affluent village location with 60-70% of the population over 55. The house was up for sale a while back and the majority of viewers were between 50-75 years old.

The entrance is very open plan, no lobby or hall as such. We presently have a very small study not too far from the front door but not near the kitchen, it houses the desk top computer and books etc. Although the kitchen is large we do not have a utility room.

Question is what would you consider more important when buying a house a study or utility room? With the use of laptops and tablets are desk top computers and study's becoming less useful?

Definitely utility, currently making plans for an extension so can have a utility room, as I really miss not having one.

I have a study. It's full of junk.

I long for a utility room! It would still be full of junk but more laundry specific junk!

Utility. Like you say, most use laptops now and your demographic is likely to be retirees.

I'd rather have a study. It's easy to put a washing machine in kitchen, but if you want to work from home you need a quiet, separate space. If it's an affluent village, many of your potential buyers are likely work from home (in our village which sounds similar in terms of affluence and age, I would say actually the majority of people work for themselves and from home) in which case a study is preferable. Also on a practical level, if your current study is not near kitchen or bathroom, then it's probably going to be quite expensive getting it plumbed as a utility room.

Personally I'd go for utility every time as I have a constant mountain thanks to the dc. ...... But if its for an older demographic then I think study might win tbh.

For us a study is more important. It totally depends on your lifestyle.

I've never had a utility room, but since DH and I first moved in together in 2000 we've always had a study.

I wouldn't say no to a futility room, but a study comes first!

Utility room! We have had both, and one was a rarely used waste, and one is where I do the washing, keep washing baskets, drinks fridge, loads of junk, coats, shoes, bin!

It's essential to me now!

We have both, and I must say although I used to long for a study before I had one, I hardly ever use it. The utility room, however, is fantastic, and I use it several times a day!

We have both but I can go for days/weeks without using the study. Mind you, if asked, dh would say the opposite!

I'd say utility but maybe that's because my kitchen is about the size of a utility! :) if I bought a house with a study it'd either be turned into something else or filled with junk.

How many bedrooms do you have? Do you have a living room and a dining room?

More importantly, how big is your kitchen? If you can't fit a washing machine, a dryer, and a dish washer in it, definitively utility room!

Study.

OH works from home and when DD has friends round and they take over the front room the study is somewhere to escape to. I have never had a house with a utility room and am quite happy to have my washing machine in the kitchen. Also, I wouldn't like to sacrifice kitchen space to make a utility room.

I'd say a utility room. Ours has a washing machine, tumble drier, another sink, the microwave, a Sheila maid and a fridge. All are really useful. Especially considering the age range you think will be interested in your house

Study.

I would have thought with your demographic, a study would be fairly essential. If your kitchen isn't also a large living space, then having the washing machine etc in there isn't an issue.

Ah, just realised the room you have as a study isn't neR the kitchen and your kitchen is large. Hmm, not sure then.

Study definitely. It's great having a room where I can go and work in peace, and shut the door on the rest of the living space. Plus it doubles as a playroom/ toyroom when kids are young.

Utility rooms get filled up with stuff that could be in the kitchen anyway.

I don't see the point in a utility. We have our washer and drier in the kitchen, and consequently have a large kitchen (5 x 4), with space for a table. If we carved up the space to make a separate utility room, it would be a small space and we would always have to eat in the dining room.

I love my utility room..it's separate from the kitchen and always has been so no carving up. I wouldn't buy another house without one personally.

Utility for me but for the demographic you're probably aiming at I'd say a study (which could be a sewing room / Hobby room / even a little room for a grandchild)

Could you create a utility cupboard somewhere rather than converting the study? I think people just like to have the washing machine out of sight (built in w/m are rubbish and tend to have small drums).

We have a utility cupboard just opposite our boiler cupboard and it's great- w/m and tumble dryer are stacked and shelves either side for endless cleaning products.

I would really love a proper utility one day with space for a big sink and an extra fridge freezer though but a study is more important to us (though we have the spare room as a study).
