Argh this is ridiculous

House came on a local estate agent's website that would have been perfect for us. Didn't come on til yesterday so estate agent was closed to phone calls for viewings.

Have registered to be notified of these kinds of property with the estate agent before they come on the market. Received no notification.

Called this morning to book a viewing and it's already bloody sold!!!!

How the hell are we ever meant to find a house when we can't even get to view one and the estate agent ignores our requests to be notified.

We've been waiting 6 months for a house like this to come up! I'm giving up all hope of ever moving.

Can you speak to the manager and ask why you weren't contacted? Ime where a house appears online and has already had a sale agreed when you enquire then that sale was agreed whilst the marketing details were being out together, photos being taken, etc.

How annoying

It's possible the purchaser of this one had specified they were looking for a particular street/was perhaps already dealing with the EA on something else which fell through. You could always register your interest in the house and say if anything doesn't work out with this sale, could they contact you?

Are you in a position to purchase? Mortgage in principle agreed, no property to sell or sale of your own place progressing?

Yeh think we'll need to contact the manager to complain tbh as it's happened before.

If the right house came up we're in a position to rent our current property as it hasn't sold yet. We have an agreement in principle done for that scenario and also for if we sold our house.
Basically we've been looking since march/April and not really seen anything that's 'right' so if the right property came up we would rent our flat to a family member for a few years as I wouldn't want to risk losing out on a house given they don't come up very often.

So peed off.

Sell your house. You are not really in the best possible position in that although you plan to rent out your property you still are asking for two mortgages because you still have the first one, presumably. You would also need the mortgage provider on your first property to be informed that it is now rented out and you are, in effect, asking for two mortgages so you may find the second mortgage is less than generous because you cannot hide the first mortgage. This sounds like a gamble to me.

If someone with cash comes along in a sellers' market, you will always lose out if you do not have the cash. Other potential buyers might be renting with money in the bank and the mortgage agreed in principle so can complete quickly. This is probably why you are not being informed about houses because you are not in the best position to buy. Just sell up and move into rented if you have to. This will greatly help your situation.

Could you do a leaflet drop? It sounds like you are really interested in a limited number of properties.

And sell your house.

We already have a mortgage in principle to retain our current property so not sure why that would be an issue.
My husband is a qualified financial advisor who works in the mortgage industry so we're very away of how it all works.
I really wasn't asking for advice on whether to rent my current property or sell it.
If we sell our current property we stand to make a massive loss on what we paid whereas if we keep it on for a few years we can break even when we sell it.
No it's not ideal to keep it on but it's not ideal to sell it either as we've had it on the market almost a year and it's not sold yet. We're now in a position where the flat is too small for our family and we need to move ASAP.

It's a buy to let market now tbh. A huge amount of business for mortgage lenders is second properties just now so not sure why it's a massive issue or why it would stop an estate agent from passing details on to us about potential properties. Bit flummoxed by that suggestion tbh.

even though an agent may 'promise' to contact you remember that they may have lots of people on their books and it might be easy to overlook someone when a house comes on to the market - especially if someone just happens to ring up the agent as they are starting to look through their lists. You need to ring up all the agents in your area every week just to see if there is anything about to come on the market other wise you will miss out if someone else is doing this and you are not.
