structure survey on a period conversion flat?

Our buyer just have a structural surveyor to look at our flat today (Edwardian, mid floor conversion).

When we were buying a few years back we only did a homebuyer report but not a full structural survey, I just wonder if this is necessary at all or just a waste of money? since the structural surveyor do not have access to the roof (top floor flat) or the ground/basemen (ground floor flat).

It's true that they can't see through floors etc but they should be able to see the beginnings of any issues that might be of concern - cracks that follow a certain pattern/sloping floors or window frames or door frames/roof spread to name a few of the more obvious red flags. The outside of the building could tell them a lot. There willbe lots of caveats about not having access to all areas but an experienced eye should pick up a lot of clues.
