washing machine in downstairs bathroom?

Hi all

I recently bought my first home and it has a small bathroom upstairs which contains a shower over bath with loo and sink.

Downstairs it has a much bigger bathroom with loo sink walk in shower and a boiler cupboard.

I don't have anywhere in the kitchen where I can put a tumble drier so I'm thinking should I take out the downstairs shower and put in the washing machine and tumble drier..

Whatever I do I have to keep in mind the resale value as I'm only planning to be here for 5 years max.

Would it put people off having the washing machine and tumble drier in the bathroom or should I keep the shower?

I personally don't see the point in having two showers as you can't use both at the same time and I wouldn't go downstairs to use it when I have to walk past the upstairs bathroom plus there's only me living in the house, but again I have to consider what's best from a resale point of view.

So what would people prefer?

how many bedrooms does it have? People expect more baths/showers in a larger home

What are the dimensions of the downstairs one? You can have a washer and/or drier in a room with a fixed bath or shower, though you are not allowed an electrical socket, you can have a fused flex outlet*

we are adding another bathroom downstairs with a walk in shower, as with 5 of us its a hassle waiting for a bath/shower.. Like Piglet said you are not aloud to have a outlet in a bathroom.. Can you store it somewhere else we moved our washer and dryer under the stairs made a little utility room as when we brought the house we had a galley kitchen and where the washing machine was I wanted my dish washer and it was very easy to move it..

Ok but my plan was to remove the shower so would that then be allowed as there would then only be a sink and toilet in there? It's a 3 bed house 2 double and a small single bedroom. Using both showers at once would never be an option anyway because as soon as someone runs another tap the pressure drops! The downstairs bathroom is 6ft wide by 9 feet long and where the shower is now (which is where I was going to put the washing machine) is 5ft away from the sink.

where would you put your plugs for your machine as they can't be in the bathroom, I don't see a problem

A room which does not have a fixed bath or shower in it is not a bathroom so you can have electrical sockets in it.

They should be suitable for where they are placed, which is vague, but I suggest where they will not get splashed or dripped on; and preferably (though this is now not a requirement) where you are not likely to have one hand on a tap and one on the plug.

Once the shower is out the room becomes a utility so sockets are ok

In a 3 bed house, upstairs bathroom and downstairs utility and toilet sounds like a sensible arrangement.

I think a utility room makes more sense and would me more desirable in a house of that size anyway so I'd definitely get rid of the downstairs shower.

We have our washing machine & tumble dryer in our downstairs shower room, much better than having the noise in our cramped kitchen.

We've just installed ours in downstairs cloakroom too. So toilet sink and washing machine/tumble drier. It's cosy but works really well.

I live in a house that sounds very similar to yours, OP - 3 bars and a small bathroom stairs, bathroom with loo/sink/shower downstairs. I live here with 2 DC and a dog, and we never use the downstairs shower. Loo and sink yes, lots, but the shower never - apart from once when I washed the dog (!). The rest of the time I store the dogs food in it.

It would make much more sense to have laundry stuff in there instead of the shower, and also keep the loo/sink. I'd have room for a dishwasher in the kitchen then - but we rent so that would be the landlord's decision.

If I was buying this house, I'd much prefer a utility room/one shower upstairs setup, even with 2 kids and a dog.

Lol 3 bars! Ok great I think I'm going to do that then makes much more sense (to me) I just needed to make sure it wasn't going to reduce value by removing the shower.
