loft conversions

Has anyone out there managed to get a loft conversion whilst still keeping the same number of rooms on the first floor (if a little smaller)? We think we have figured out a way it could be done in our house but have a guy coming round tomorrow to see if it's feasible. Was just wondering if anyone else has managed it?

Hopefully Ive read the question correctly. We are having a loft conversion on our typical 3 bed late 1920/30 style semi. We lose 20 cm from our box room (will JUST hold a bed but EA said if you can fit a bed in it, its a bedroom) and the other two 3.5 x 4.5 rooms are unaltered.

Yes, we will lose some space from smallest bedroom to allow for stairs but have been told it will still accomodate a bed. We plan to use it as an office.

Yes twice! Current house has stairs to loft directly above existing stairs, and as upstairs hallway runs parallel access to new stairs already existed.

If your layout doesn't work to do this then do what we did in another house - stairs go through a bedroom, but the area under the stairs remains part of the bedroom. A bed still fits comfortably under the stairs, with feet end obviously under the lowest bit.

Thanks for your replies, good to know it's possible! We have back to back fitted wardrobes in bedrooms 1 and 2, so we are thinking that the stairs could go in there, and make bedroom 2 smaller, with fitted wardrobes under the stairs in bedroom 1. Mind you, if it comes to £50k, it won't be happening. Have seen similar on one company's website for around £38k. the guys is now coming round Monday as he was ill, so looking forward to finding out what can be done Grin

Guy came round on Monday. Came up with a MUCh better plan which meant only losing a bit of one bedroom, but still leaving it an ok size. Plan and price to be sent to us by the end of the week. Excited!! Will be gutted if it's too much £££ though

We didn't lose any space from our thirties semi - stairs sit above the original stairs. They do have a fair old turn on them though.

brilliant!

i'm sure you aren't daft but have you checked, double checked and triple checked the plans for things like:

the side the windows open on

which way the doors are hung

position of windows on side dormer and if you want a want one which actually opens!

how much chimney breast will cut in to room and where bed will go in light of that

where radiator will go to make best use of wall space.
