We originally put our property on the market in November last year.
We dropped the price in April.
We have had one viewer in that time. They seemed to really like the property but have had mixed messages since.
I'm not sure what else to do tbh. Think we'll drop the price again but other than that I'm not sure what to try.

Have you looked on Rightmove/ Zoopla at recent sold prices?

If there has been a lot of similar properties on the market recently seeing what they actually sold for, rather than were advertised at, will gauge the market.

Unfortunately some properties just won't sell until the price is really low- particularly in areas where there have been lots of houses offered for sale- even more so if there have been a lot of repossessions around as the sold prices are often very low.

It might be the light on your phone but the bathroom tiling looks really uneven, especially above the bath taps and I agree with others about the unit under the sink. It really doesn't look like a recently fitted bathroom- from the photo you posted I'd be thinking it needed to be replaced which might be enough to make someone move onto the next property.

I am a Scottish EA and I think we've spoken about this before if my memory serves me right. In all honestly, I'd ask the agent to take it off the market for the 28 grace period you have with the HR and ask another agent to market it from the 28 day. This will give it a rest and you will hit the market when Scottish holidays are over.

I can't see a link. What area are you in? Have you tried Aberdeen /Highland solicitor property centre at all?

I've sold in Scotland and had similar problems. Changed Estate Agents and suddenly got LOADS of viewings and sold in a few months months. First EA was a nightmare, used terrible pictures, had an inaccurate description, genuinely awful. Second one was great.

Having been involved in house sales in England and Scotland recently, I paid a fee of 1.75% in England. This included viewings, right move inclusion, brochures etc. In Scotland my friend paid her higher percentage fee and then had to pay extra for all the above things, even a price per viewing!!! There is a monopoly in Scotland of a few estate agents, and few of the internet agents operate in Scotland. Good luck op.

I'm in Glasgow area.

Im going to get my sister who's a professional photographer to come and do better pics this week. Going to see if there is any more furniture we can get rid of and try and change to lighter curtains in living and bedroom.
Going to put an inexpensive seating area in garden.
Going to drop the price by 3k and tell estate agent they have two weeks to find us as least one viewer or we're giving our 28 days notice.

Is it on S1 homes as well as Rightmove? The searches on there are better for Glasgow area than the Rightmove ones because you can set up a search for multiple areas of Glasgow.

That's interesting haggisfish. The only agents in Scotland that I am aware of that charge that level are McEwan fraser, your move and the likes of savilles or retties. I wouldn't touch any of them with a barge pole.

We went with a local agent and it's definitely not gone well. But mcewan Fraser are apparently terrible too.

Ooop north in Scotland, there are only really the ones mentioned above, plus a few solicitors. Total monopoly.

Thanks everyone for all the advice. Definitely helped me to see it more from a buyer's pov and to look at space and furniture placement.

Think taking the rug out the living room for pictures will help to open it up and look bigger, although I'll need to put it back again for the baby to roll on lol.

Can yo move the sofa so it isn't just up against the wall and blocking the window? Then I'm guessing the rug would look OK.

There isn't anywhere else to put the couch due to the shape of the living room so we're stuck with it where it is unfortunately.

Don't forget that even if you have to reduce the price to sell, you may be able to purchase a house at a similarly low price, particularly if your purchase house has also been on the market for a long time. We took a hit on our house sale but managed to buy at a substantial saving so it evened it out.

After 8 months it should be obvious that the price is too high. Reduce it or forget about moving until you have more equity in the property.

Have you looked at sold prices OP? If properties nearby are actually selling for a lot less than you are advertising yours for then your not going to achieve your asking price.

They're a real mixed bag tbh. Some have sold for more than ours is on at now and some have sold for a lot less.
It's very hard to judge because some are in walk in condition and some need everything ripped out.
There's one in the same street as ours on for 10k less but it doesn't have private gardens and needs new flooring, kitchen and bathroom as it was an older lady who lived there.
Hoping if we drop the price by 5k then it will generate more interest as it'll be around the middle of the span of prices in the area.

It's also a good exercise to work out the price per sq ft of some sold ones and compare that to your asking price, this helps if there are no direct comparables.
