House been on market almost 2 weeks, only 1 viewing

We're first time sellers so not sure what to expect, does this sound right or should I expect more interest?

We had a viewing at the weekend, feedback from EA was very positive - house beautifully presented, very impressed with the space etc but ultimately the couple thought it was a little too large for them and the layout of the bedrooms wasn't quite what they felt would work for them.

EA have a very good reputation locally, they say they've sent out our property details to those on their database, we have a For Sale sign up, on Rightmove etc...

Any ideas of what I should expect at this point?

Yes Beauford. I copied and pasted that into the search box, put bedrooms as 4 for max and min and type of house as bungalow and it was the only one that came up

The ceiling does appear to look lower than it is in the living room, DH is 6' and I don't think has ever had to spend his time when stood up in the middle of the room Smile

No one has ever said it feels claustrophobic with only the velum windows although I totally understand why it could feel that way. My favourite thing about that room is being able to see the stars at night through the windows.

Not much we can do about the layout...just a case of waiting for someone to come along who either likes it or can see a way to make it work for them by swapping things around.

OK - I found it. I think the lounge needs to be moved downstairs too. Having said that it seems an awful lot of house for very little money but I'm in London. Is it value for money where you live?

You have rather outed yourself - do you think you perhaps need to ask for the thread to be deleted?

My flat was on the market for over a year before I got an offer and I've had to drop the price but fingers crossed it will go through next month.

Leave it at the price you've got it but let EA know you might be prepared to accept a lower offer and want to know of any they receive. Be prepared to drop the price in a few months if there's no sale.

I would present the loft as a bedroom and make the play room the living room, poss make a bedroom the playroom iyswim. Maybe play room as living room then bed 4 as play room.

I wouldn't buy a house with the lounge upstairs.

I agree that the living room looks a bit enclosed in the picture. If you really can't drum up any more viewings, would it be worth thinking about one of these balcony style Veluxes to look out at the garden?

It's unusual, but the layout doesn't put me off. My thoughts were to put a partition wall up in the loft room and create two bedrooms. On the ground floor, the playroom is a good size room with access to the garden and could be knocked through to bedroom 4 to make it bigger.

Wow, those Velux balconies are amazing! Sadly no budget for anything like that at the moment although I wish I'd seen those when we first did the conversion - would definitely have had one!

We're only moving because we need an extra bedroom. Youngest two are boy/girl and currently share a room but that can't continue for much longer. We were going to extend again but then the house we're moving to caught our eye and we fell in love. We've already bought it hence the keenness to sell this place!

I'm really worried now about the sitting room putting everyone off, it's funny how you just become used to what is your home and don't necessarily consider how others may see it negatively. putting bedrooms up there wouldn't have worked for us and we had no reason really to consider how it would be from a selling point of view as we only had 3 children at that point and no intention of ever leaving here.

Feeling despondent now :(

I am also fainting at the price and I don't even live in London.
I think the unusual layout may the culprit, also the living room looks quite stark in the photos, as if it isn't really finished off. It probably looks different in real life. Could you not swap one of your bedrooms over temporarily? That's what a bossy-person-off-the-telly would do. What does the EA say?

Ideally you'd have dimensions on the floor plan. It would help people to instantly see the size of the sitting room and that there is potential to move it downstairs.
The sitting room also looks bare, could you add a rug and a tall plant?

We had about 15 viewings in the first week and sold within a week at asking price. Agents said it should be sold within a month: There should be lots of interest in the first few week. What did yours say?

The house is very nice but I don't think the upstairs is a living room. It feels out of place. I expected the living room to be downstairs and think you have replaced it with a couple of bedrooms.

I really like it also. I would maybe put some pots in the back and front yard.... get a few bushy flowery type things from B&Q.

People often cannot see beyond decor though, so they might not be keen on the wall paper etc. (It is AMAZING how often people cannot visualise their own stuff...... when I sold my flat someone apparently commented they did not like my rug. Well, I was not planning on leaving it!!!). It's worth waiting as it has ony been on 2 weeks, but if not sold soon, ask the EA if you should aint ove the wallpaper in neutral colours perhaps?

Otherwise, I think it is a great house, it is presnted beautifully, really looks in great condition.

I completely decorated the whole house by myself over the past few months - it's nearly killed me! I thought I'd go neutral pretty much everywhere and as much as I dislike feature walls now I thought I'd leave the wallpaper as everywhere felt so bland. It would be the first thing to go though if I were buying the house so maybe I should take it down.

Fab tips about the rug/plants upstairs, I am as minimalist as I can be with 4 kids but agree to others it could well come across as bare and unfinished.

Keep the tips coming! DH is going to speak to the EA Monday if no interest this weekend.

Are schools an issue? I don't know the area but clicking into the school checker it seems like only one school in catchment, rated 3 by Ofsted.

This is a really minor thing but when scrolling through the pictures it goes kitchen, bedroom, kitchen, bedroom - could you ask the estate agent to swap them round so you've got kitchen, kitchen, bedroom, bedroom? Other than that, I really like it!

Yes I didn't check school catchment. With a 4 bed I would assume it's for both secondary and primary? Or is it aimed at first time buyers? FYI we are in catchment of an outstanding school so that helps I assume.

I don't find the feature walls bad. I actually think your house presents very well, other than the layout.

It's an absolutely gorgeous house OP, don't get despondent as there are many external/economic factors that could be affecting the low viewings. I work in property and for example when the weather is nice people tend not to want to view houses. I think bungalows aren't everyone's cup of tea so potentially that could be a factor. Many new style town houses including my own have an upstairs living room and we just love it so don't be too worried about this.

Maybe have a look on zoopla where they show you how many properties in your area have sold in the last year this could be a good indication of moving trends in your part of the country.

I'm not sure I like the photo of the house from the front. I get that they're trying to show that you have a humongous drive, but unless big drives are a necessity round you I think it would be better to have a closer shot and you definitely need a few pot plants to brighten it up. The house looks small and poky the way it is shot from that distance.
I second the points about the living room looking really sparse- when I first saw it I flicked past assuming it was a teenager's den type room. It needs a few extras in there to make it feel more homely.
But clearly a well maintained home and nicely decorated- you can see you've put a lot of hard work in! Good luck
