is it worth paying £15k for downstairs loo (resale issue)!

Hello everyone - we live in a large 4 bedroom house that you really would expect to have a cloakroom downstairs TBH.

We intend to move in a couple of years time. Current value of house is somewhere between £700,000 and £800,000 - although I'm comparing to other houses in the area which presumably DO have downstairs cloaks. We've had a quote for £15k to put in a downstairs cloakroom off the utility room - quite a lot of money because it would involve an actual extension (no where else to put it).

Would we be better off not bothering, or would it pay dividends to invest in having this done? I know lots of people wouldn't even view a house with no downstairs facilities!

there had been work done specifically to sell and it put us off tbh. Thinking the vendors would be trying to recoup the costs but it having no value to us because it wasn't what we wanted/liked.

I too think you should make it a wet room. With a wet room and study downstairs your home would be attractive to those with a mobility issue within the family.

I like the wet room idea although in practice there would not be enough room! Also it's the dog's living area so doesn't seem right IYSWIM?

We are not far from London and TBH you don't get an awful lot for your money around here, BeaufortBelle. Anyone moving here would not be able to extend any more, BTW. The house is really large and has already been extended twice. The proposed extension for the downstairs cloakroom is at the side of the house, close to the neighbours, coming forward alongside the house if that makes sense. It's a narrow, "dead" space, currently used for housing bins. It would involve building steps down, from utility to toilet, as there is an incline.

I am really taking on board all the posters who say they wouldn't even consider viewing without a downstairs toilet.
Perhaps we need a few more quotes.

NB. this would also mean we would have an outside door to the bin area - which would save the need to go out the front door to take rubbish out, which is NOT great.
