Small side return kitchen extension cost?

Have you done a small 'lean to' side return extension, if so, what was the total cost?

I am in a narrow Victorian terrace. I'd like to add a space with a sloping glass roof (atrium style windowed I think- with a pane that opens slightly for ventilation) and a large pane of glass at the wall end looking into the garden.

I don't want much else. I'd like to keep the existing dining room as is, even keep the current sash window as a feature. Replacing the existing outer doors and adding a pane of glass in the new side return section would be fine, if it cost a lot less than full width bifold doors (I presume the supporting wall would have to be knocked out and supported).

How much do you think that would cost?

Any advise/knowledge would be very welcome.

Ps. I know I'd have issues with the floor level, which is (annoyingly) raised in the kitchen higher than the side return, so would impact on levelling and wall height issues etc. Drsin relocation could be a factor, if having them under the floor was s concern.
Any guidance/advise you can offer would be great. I am trying to be very realistic about what options I've got to improve the light and add a small 'garden view' seating area, so your wisdom would be invaluable. Thank you!

London house prices are insane and when you find yourself in need of building work, prices reflect this. We were demolishing pretty much everything inside our external walls and a small lean-to at the back and so expected a rather hefty project cost. Design fees, Structural engineer, Party Wall, Thames Water build over, submission fees, building cost, materials, kitchens, the list went on.

I wanted to project manage but realised the extent and complexity of the works after speaking with several architects and building firms.

We were happy to go with Sigma Construction after what they showed us and appointed them for an outline design and costing. Pricing came in higher than we expected £66K + VAT for medium size kitchen extension but then it was a "fully comp" pricing for what they called 'turn-key.'

We wanted to buy in the sales so extracted some items from the contract until we arrived at a more reasonable figure that gave us a 'water tight shell' instead (I still wanted to do some work myself as a bit of a DIY enthusiast). Extension looks great and overall the service was very good so we feel we spent the money well!

Wow that's a lot of money! We are getting a wrap around extension to our semi with an upgraded kitchen, downstairs toilet, utility room with new flooring etc and we've had three quotes between 19-24k. Kitchen is already from howdens so we will reuse the carcasses with better fronts.
I'm in the North East.

We are currently in the middle of a side return extension, in Hampshire. Just filling in the side alleyway, no additional extension at the back, bifold doors into the garden, and a downstairs toilet. Building work was £35k. Wooden floors, aluminium bi-fold doors & windows, velux windows, new kitchen, lighting, plumbing, all new appliances, decorating, new furniture etc all came to an additional £55k. So around £90k in total. We are project managing it ourselves. It took around 7 months to get quotes, loads of people didn't want to quote. The original building work took around 4 weeks with 6 guys here every day before anything was built - this was to dig down the foundations for the party wall get everything bedded in. i know this is an old thread, but would be interested in up to date costs, and also to hear if any of the original posters went over/under budget.

I've just had a quote in SW London to do a similar extension, mid Victorian terrace, side return but not pushing out to the rear. £37K for the build and decorate only, no kitchen etc. I fell off my chair but sounds reasonable having read this!!

I paid £80k for my side return and that included underfloor heating, all doors (Schuco bifold), velux electric windows, floor tiles, kitchen units, decorator costs etc. I'm in London & had the work done 2 years ago.

I think the actual build cost me £45-£50k with More Space (www.ineedmorespace.co.uk/)

We need to have a side return, new kitchen and new bathrooms in double quick time as we have had o gut the house after we discovered an extensive outbreak of dry rot..... We are desperate for reasonable builders in London to do the work ... most grateful if anyone can contact me directly with any contacts of people they've used in the past? Our budget is limited! Does anyone recommend buying an old property in France right now? Prices seem more reasonable with Brexit and a stronger pound... But we are a bit scared to take the plunge as we would only use it a few days a year. We are thinking of buying in Dordogne or perhaps the Pyrenees/Girona as the Mediteranean sea is warmer and its close to the mountains for skiing so might improve our chances of renting it out for more weeks of the year. Also being on the border with Spain it might make it more interesting for variety.

Also remember that if you have a gas supply coming in the side of the house which will be enclosed by the extension then you will need to quote to have it moved as you should not build over/enclose it.
