Help please-Where to buy in London 3 bed max £450k

Hi Everyone

me and my bf are currently starting the daunting process of narrowing down areas we would like to buy (afford to buy) in London

we have a budget of 450k and would like to get a 3 bed house

we both work in the city so having a good transport link would be key for us

as we looking for 3 bed.....i guess being near good schools would be something we should consider for the future.

as we are young professional......we would like an area where there are restaurants and shop. i currently live in south london (where 3 bed are way pass our budget) and he lives in east london

we have started to look on right move and the areas that pop up are:

Abbeywood-crossrail potential
Plumstead
Kidbrooke
New Eltham
Lee
Bromley
mottingham

mitcham
thornton heath

colindale

does anyone have any recommendation or views about the above area. i know i should consider visiting the area, but would love to hear local opinions and suggestions.

maybe i have missed out a potential area

I'm biased as I live here, but Plumstead Common (not the high street), lovely houses, nice area, and only five minutes to Woolwich on the bus. Cross Rail is coming to Woolwich too, and we've already got the train, DLR and the Thames Clipper. Prices round here will only go up once Cross Rail is open and people realise how much house you can get for your money, and how green and nice it is.

I would say new cross gate is out of your budget personally.

Lee is good - if you go towards grove park you'll get a 3 bed with a garden. I have friends who live around there.

I think investment wise buying somewhere along cross rail is your best bet. However, I would much rather live in Woodford than Grove Park.

Loughton prob outside budget - waltham abbey you could do 25 mins to Liverpool Street - restaurants in london or just up in loughton. Primary schools good prob need to move for secondary.

Have a look at Sanderstead in South Croydon. Half an hour into London Bridge or London Victoria (or change at Clapham Jct for Waterloo). 3 amazing schools - Ridgeway, Atwood and Gresham all close to the main roundabout there. Can get to Croydon (new Westfield in the near future) and Bromley for shopping, close to M25/M23 to escape to the country/seaside...

Jem Hither Green is way over budget. Our 3 bed terrace here is worth £600. Sadly. And we're on the cheaper Lewisham side (as opposed to the Lee/Blackheath side).

Thanks Iggly. Just to add (in case I wasn't effusive enough earlier), Petts Wood is arranged around a hub of shops and restaurants. Restaurants include Mexican, Chinese, the famous 'rib shack', Indian, Thai, Cypriot, pub food, Italian, and errr..., kebab ;). We have a rather boring but budget Morrisons, a Little Waitrose (click and collect is fab!), a sainsbury's local open until 11pm even on Sundays etc. So perfect commuter-ville. Parks nearby including free tennis courts at the Willet Rec. best of both worlds being close to London with links to Cannon St, Victoria, Blackfriars, Charing Cross, but also in striking distance of the Kent countryside. Lovely family events each year such as the May Fayre, Christmas lights and, Petts Woodstock.

Everyone I know who has a family loves living in Beckenham (good schools, parks, lots of families, good leisure centre/pool)and Bromley - good shopping in the centre, theatre that often gets West End plays first (they often try out there) cinema etc.

I agree that Thornton Heath is grim and that Sutton is much nicer (but further out again).

South Norwood!
12 mins to London bridge, also on London overground and tram link. Green spaces- country park and south norwood lakes.
Restaurants and shops- not the best, a couple of good cafes, a lovely Thai restaurant. Shop wise- a new aldi is the highlight!
However, if you live on the north side, crystal palace is in walking distance which is great for shops, pubs and restaurants.
Lots of young professionals moving to the area, community pub planned. A number of great schools.
Lots available under 450, equally under 400.

Thank you to everyone who replied. I will have a look at the areas everyone has suggested and hopefully something will come up.

Now the daunting task of looking :s
