How Important is a Downstairs Loo?

We are about to do the side return on our 4-bed Victorian terrace house in London. We have the option to put in a downstairs loo (and our architect is pushing for this) but it would mean cutting into the size of the kitchen - it would still be "eat-in" but would be pretty cramped.

I would much rather have a bigger kitchen - we have two nice bathrooms with loos upstairs - but am worried about putting people off when we come to sell (which we will probably do in about 6-8 years' time).

If you were buying, how important would a downstairs loo be for you?

We put one in, at the expense of losing some kitchen space. Our dd1 has CP, so a downstairs loo made a massive difference for her. We also find it really useful for visitors, no-ne has to wander upstairs and see the mess!

For me marmite it depends how big it it and the position of the door in relation to other areas of the house. I know of a downstairs loo that opens into the kitchen and id rather have no downstairs loo than that.

It's a normal size and is opposite the front for in the hall. You can't hear anything in the sitting room (front) or kitchen/diner (back). It's a largish Victorian semi.

We are now going through the process of adding one by putting it in a hallway extension/porch to the front of our 30s semi because we want our relatives with increasing mobility issues to be able to continue to visit us. I would say that if you are able to put one in then I would. You never know what is going to happen in the future.

We are just in the process of starting a kitchen extension. When the architect came to measure up, as an afterthought I asked him to see if we could add a small porch to the front of the house, which would create space for a wc where our current doorstep is. Guess which I am more excited to be getting - 12 square metres added to my kitchen or a 3 square metre downstairs loo? Wink Grin
