Help me get some perspective, please

I'm in desperate need of some perspective and reassurance, please. Our house has been on the market for two weeks - I know, it's early days - and we had two viewings on the first day. Since then, nothing. Plenty of people have obviously driven past to have a look (cul de sac so quite obvious).

We've already found a lovely house, offer accepted and vendor prepared to wait (but not forever, I guess) so I'm really stressed.

How long did it take you to get an offer? Reassure me, please!

ooh, depends on many factors, especially where you live and how active the market is. We are in SW London where places go in days. But others I know 'up north' have been on the market for 2 years (but thats quite a big, expensive house so a more limited market).

It's really important to get feedback from the agent re what people said who saw it - they can sometimes be reluctant as its seen 'rude' if its not complimentary. but you do need to know, especially re the bad feedback so that you can change whatever it is (of you can), or disguise it (if you can't!).
the 2 first viewings so quickly are probably people who have been looking for a while so know exactly what they are after, and you either have it or you don't. Their feedback would be very valuable as they will be able to give comparative feedback too.

and remember that you only need one person to love the house as you did, in order to get a sale. think back to what you loved about it, and make sure that it still stands out for that reason.

if you haven't already, make sure you de-clutter and have the house really clean. and make sure you are out for viewings - it goes so much better that way as people are looking at the house, not judging the people who currently live there (weird but true).
my final bit of advice is to keep the agent on their toes, make sure you are 100% happy with the website posting and the words underneath. ask them how they are marketing it, and to what types of people. be pushy but nice (they will work harder to shift your house and get off their case!!!!).

try not to stress, it will all happen eventually. hang in there.

In our area, the realistically priced houses are selling very quickly (they seem to have a 'sold' sign up within the fortnight (and I don't live in a desirable postcode). Those that are optimistically priced hang round, and even when the price is cut don't seem to go (I think because people assume that any house that is on the market for several months will inevitably have fundamental problems).

The election buggered things up. We went on the weekend before and it went dead as a dodo for all properties with our agent in an area of London where properties were going in days earlier that week. They had no enquiries for over a week but apparently things are picking up again this week - we have viewings booked this coming weekend. Unfortunately we also have a bank holiday weekend combined with half-term coming up - I'm wondering how many people have decided to get that out of the way before marketing their own house and starting looking. It's what we should have done but the agent assured us the election was making no difference, despite my concerns...

Im surprised you had an offer accepted when you werent proceedable? Was this on the assumption that houses sell quickly so yours would too?
