Its relative cheapness may well be due to the sitting tenants. I know that it reduced the price of the cottage near me.

It is worth noting though that nowhere in the particulars do the agents mention the possibility of turning the three cottages into a single home. It's very much being sold as investment properties with tenants in situ. This suggests that it isn't considered suitable as a single dwelling, or at least not without tons of work and expense. Without a floor plan it's difficult to say what the possibilities are but it does look as if you would end up with one long, thin house. What is the access like? Is that a road at the front or a path? Where are you supposed to park?

Our Parish Council planning committee looks very closely at any applications which means that the number of homes will be reduced in the local area and have been known to object on that basis.

Is it an auction? Depending on the auctioneers, guide price could be nothing like actual price.

The older the tenancy the more difficult it is to get tenants out, and there's also stuff about inheriting tenancies to watch for.

But if you could do it it would be absolutely lovely. :)

As far as I see it you have two issues:

There is no mention of it being sold with vacant possession. In fact the particulars refer to it as an investment rental property. So you would have to serve notice after acquiring it.

If you want to knock into one dwelling you will need planning permission, and this might not be approved. You are reducing available housing stock, so depending on local situation it might not go down well.
