No hob? Problem for selling?

Hey

My PIL are getting ready to sell their three-bedroom house. It's a nice enough house, and in okay condition. When they moved in ten years ago, my MIL wanted a Rayburn installed, which they did. They had to take out the hob top though, and used that area for the Rayburn. So the kitchen has a Rayburn, an oven that hasn't been used for 10 years and no hob top.

Will this be a problem for them to sell? I personally would not want a kitchen without a gas hob. They aren't taking the Rayburn with them AFAIK, they might be moving to a retirement flat.

What do you think?

is there mains gas? If not, is there a space for an LPG bottle outside?

in either case, a gas hob can be fitted.

BTW many on here hate gas and prefer electric hobs (I'm the other way round) but I agree that if neither is provided it will affect the price a bit.

No I don't think so. When we bought our house there was no oven or hob. The seller said it was 'because my wife was a vegetarian'Hmm

Personally, I think that for the majority of families - particularly those unfamiliar with Rayburn / Aga range cooking, this might be less than ideal.

Is there space somewhere to put in a one or two plate ceramic-hob

Surely most buyers would expect to tinker with a house to suit their own taste? Many houses are sold without a cooker, or buyers throw out the existing one and buy new. Kitchens and bathrooms are the first to change.

Personally I would not want a Raeburn or Aga, though.

Some houses do not have a circuit for an electric cooker, but buyers often don't think to check.

The house we bought in December has an Aga and an oven but just a two ring (domino) hob - didn't put us off as we plan to move the kitchen to a new room. Now the aga is off for the Summer though, cooking on two rings is a little 'challenging', but in our case there's just the two of us so we're coping till the new kitchen is fitted.....

I can't honestly imagine it would deter a serious buyer.

The buyers will put in a new kitchen and they might ditch the Rayburn very quickly before a new kitchen is installed. They can slot a new cooker into the space immediately. No problem as long as you sell for a reasonable price.
