Cost of removing a loft extension?

Has anyone done this? We have our eye on a house with the most hideous dormer on the front roof - God knows how it got planning permission. I can see the flat roof causing problems too (it all looks quite old). I can see it being a really nice looking house if we were to take it down and turn it back into a loft as the storage would be more useful to us than an extra room. I think improving the appearance of the house might add value too as it seems cheap. Ideally I would take out the staircase to make more room on the landing. Would we need planning consent, would it just be a stupid waste of money (we might factor it into an offer)? I am guessing it could cost as much to take down as it did to build due to the amount of work needed in the roof?

I would have thought that taking it down would reduce the value as usually adding a lift conversion increases the value??

I think appearance helps sell a house quickly but doesn't contribute a lot to value. If you reduce floor space you'll most likely reduce value.

How often are you going to stand opposite your house, mulling over the design of the dormer?
We are planning a rear extension and would love a pitched roof because it really does look better than flat, but for a build cost difference of £9.5k for the same internal space it's not worth it.
If you are planning to revamp the flat roof on the dormer anyway, is there scope to make it a design you like?
A few years ago, there weren't the same pp implications for front dormers. You should see the complete mishmass of roof conversions where I am. Some of them are shocking.
