L Shape Dorma Loft conversion

Hi, we are thinking about converting our loft. The house is a victorian three bed terrace though we have already converted one of those bedrooms (back one) into a bathroom. I was just wondering if anyone had done an Lshape dorma loft conversion over the main roof but also over the back room giving an extra room. I would quite like to put two childrens bedrooms up there rather than a larger master. DO you think this would be possible? Any ideas on what this might cost? We are in the South East. Yes on an Edwardian semi. The dormer goes out over the outrigger (L). We have two bedrooms and a small shower room, could have been bigger but we didn't want ensuite.

You can go to 40m3 in a terrace 50m3 in a semi under permitted development. I would £50,000.00 all in.

Yes, we did for a Victorian terrace and it was straightforward. We also installed a small shower room in the main loft section.

Play around with the height of your dormer to reduce the volume of additional space if depth is more important to you than height. Our ceiling heights in both rooms are adequate (around 2.1m) and we have to good sized double bedrooms (10ft by 18ft) and (12ft by 9ft) plus the shower room.

Best way to get ideas is to look at what's been done in your area. Applications including drawings are available on the planning portal. Just look up streets that have similar houses to yours that fall within your planning authority.
