Leaky internal downpipe?

Hello, we are having trouble with our downpipe, which is internal and enclosed in plasterboard.

We have noticed a patch of black mould on the wall in front of the downpipe, just above the skirting board, however the wall is not 'wet' and the carpet doesn't get wet.

Does this sound like the pipe has ruptured or could it be a simpler issue, such as broken down insulation?

Is this a job for a plumber or a builder?

The house is about 28 years old, if this is relevant.

sounds like you might have to open it up to take a look? Might be condensation? I've had downpipes boxed in before but luckily no problems. Hope you get it sorted and that it is not complicated.

Plumber.

There are probably water pipes in that duct, as well as the soil pipe. The leak could be higher than the black patch with water dripping down. Rip it open in the kitchen, below worktop level, for a start. The fixing screwx are probably hidden by filler and paint, but you might be be able to find them.
