I think we've covered most of it, tidied the garden, had the roof fixed, cleaned, cleaned and cleaned again, hidden everything except pretty stuff, bunged some fresh flowers out and ironed the bedding (that hurts the most). Anything we have forgotten? Selling my own house is a new concept to me as we've been here a very long time, advice for making it look awesome most welcome!

Oh, ironing the bedding. We marketed our house when DD was tiny and I remember so clearly painstakingly ironing a really heavy duvet cover in ludicrous summer heat during one of her rare and precious naps.

Close the windows for the exterior shots - looks much neater.

Switch on the lights and any lamps, even though the photos are being done during the day, to maximise brightness.

Make sure toilet lids are down.
Put out 'desirable' lifestyle belongings. Friend just did this - le crueset casserole dish on hob, posh hand wash, borrowed swanky coffee machine.
Don't let the bins be in outside photos.
Pray for a sunny day

Park a nice car out front

Clear all bottles and towels from bathroom

Move your car away from the driveway completely.

Remove bathroom products like toothbrushes, toothpaste etc out of the way. Also move any toilet cleaning products away. Same with washing up stuff from the kitchen.

Make rooms as bright as possible so curtains and blinDS open and lights on.

Yyy loo seats down.
Bowl of fresh fruit on the table.
If you have pets, hide all evidence.
If you have fireplaces, whether real or simulated, consider having them burning for the photos - depends what ambience you are trying to project.

When we were marketing the house, I kept the best bedding in a cupboard entirely unused and when we had a viewing the in-use bedding was whipped off and hidden away and the best stuff came out, to be put away again once the viewers had gone.

Just a personal preference thing - you might want to hide away any large family/children photos or children's name plaques etc - I didn't really want those personal details on Right Move.

Wash any windows that are going to show up in photos e.g. sunshine comes in through my kitchen window so knew this would show up the dirt.

Sure you haven't got anything weird out - like a shrine to your dead mother?! I was shown round a house by seller who went to great lengths to explain this shrine she had in one of the bedrooms!! (we didn't offer on that one!)

Bare in mind that you'll want to keep up this standard for viewings, so don't go too crazy if you know you won't have time to reset everything before every viewing!

Thank you all, I'm going to run round in the morning and ensure all your tips are followed. Plus I'll ask mum to double check she hasn't died in the mean time! Don't think we have anything weird out, kids won't be here and they are the strangest things we own!!

I'm not sure I can be bothered with putting the duvets away but I guess my attitude might change if we get a few viewings! Plus the wardrobe is fit to bursting with stuff in it, I'm going to have to tidy them aren't I? People will want to nosy in fitted wardrobes Blush

You should be able to tuck your duvets under the mattress - like they do in hotels. Looks really neat and if you tuck it under tightly enough you don't need to iron Grin

Daffodils in any photos (inside or out) look fine in Spring but show how long your property has been on the market come Summer/Autumn.

I'd never tried it until I put this house on the market a few weeks ago. It makes the room look much bigger without duvet flapping about and soooo much neater!

bovril I couldn't bring myself to do it in the end. This bloody duvet has to be ironed anyway and it just felt wrong to squish it in!

Photos looked pretty good in the end, house looks gorgeous when it's tidy and the kids aren't here, several hours later it looks a bomb site again!

lucy dammit, I have daffs! It'll sell really quickly surely... Hmm

nancy we have use of a basement and attic at a parent's house so I suppose we should crack on with moving stuff like 10 boxes of Christmas stuff we don't need at the mo.
