How much do you think this extension cost?

The house before the extension is very similar to mine and what they have done is pretty much what I would love to have.

I think they had the loft done too but I wouldn't need that. I am also in the North west so not Aylesbury.

Also, do you think this extension would recoup most or all of it's costs when it came to resale. Guess it depends on the street.

In particular I love how they created a decent porch but integrated it into the extension. Sick of having nowhere to put coats and shoes in my tiny vestibule.

Do you think this is overkill for a modest house?

I think it looks like a good extension, no idea how much it would cost.

You may not get the money back, depends on the 'ceiling price' for your street, but if you can afford it and it makes you house better for you then that might not matter!

I don't think that will have been cheap. It looks like it has pretty much doubled the floor space of the house (two storey side extension and single storey kitchen extension) and has been done pretty well, by the looks of things (style wise it is in keeping with the house). I'd be amazed if they got change out of £50k for build costs alone, before you factor in fittings, flooring, furniture, decor etc. in reality it was probably much more than £50k.

I agree re recouping the costs, it's unlikely that you would unless your house is the smallest house in the worst condition on the street and the extension was part of a large refurb pre sale and even then you would be lucky to get anywhere near your money back. It is more about quality of life for you and increasing making the house suitable for you as your needs change. I wouldn't do big work like this if I was planning to move in the next 5 years, tbh.
