It is as it sounds. What would you do? Where do you live that's nice enough, and above all, cheap, that I haven't thought of?

It needs to be London but obviously won't be central - the ever-creeping Essex/London border is fine but none of the St Albans type stuff. East/South is preferred. I don't need to live in it forever but I do need to live in it for a couple of years. It might be rented out after that so somewhere other people like to live or would like to live in the future would be good. There are no children involved.

Studio if I have to but it would need to be a decent size one. 1 bed fine, 2 bed ideal/an impossible dream. Outside space would be nice.

Ideally I'd like to do a bit of work on it, because I'm not un-handy and it makes the £ go further. But no uninhabitable shells.

A train or tube into central within 1/2 a mile of the flat - 30/40 min into Liverpool St or central proper is fine.

I've been thinking of Croydon. Plaistow. Manor Park. Plumstead. Ilford? Any other suggestions, or thoughts on those bits?

I love this thread too, I mean, aside from the fact that I started it. It's not often I feel like there's a thread about my London. Which doesn't and has never involved millions of pounds.

minty about £4-6 k annually depending on which one you want/ need
Ao could spend £150k on house and then get season ticket for as and when you need
Or can book all tickets in advance on offer £6-13 each way as available...

It does, doesn't it primal!. Sold STC now though - and I bet above the asking, judging from what stuff around there goes for lately. Waiting to hear back about viewing MrsDeVere's suggestion though, as I think I could easily turn that into something just as nice, albeit without a garden.

Got viewings dahn sarf this weekend, and hopefully in the north friday/monday.

The Lewisham one is cheap because of the 44 year lease, which rules it out for me sadly, but it's a bargain for someone who can pay cash.

Well I'm hoping to view your suggestion actually! Waiting chasing for a callback from the agent to confirm. I think to be honest anything I'm looking at online now is going to go before I'm quite ready for the London housebuying quick deep breath and plunge, though perhaps not if I do see something I really like in the next few days.

Fleeming rd - it's a 50% share, which they've slipped casually into the description, so I think that plus the state of it explains the price. I got VERY excited about it before I noticed that.

95k near Tooting Bec common - it's an auction and says 'some modernisation'. Whether that involves a near total rebuild, I really don't know. The roof looks like it's in decent condition.

Oh DUH re rent. I really should've twigged that, guess I'm just too used to seeing rental returns advertised on flats.

In other news, for anyone who's looking for a cheap house - Shooter's Hill is surprisingly lovely, and surprisingly cheap.

squinkies that looks like loads of fun (seriously) but I suspect that much damp is a little beyond me at this point, and on this budget!
