Loft conversion/kitchen extension - wah

Hello,

We live in East London (Leyton) in a standard 3 bed Victorian terrace house. I'm wondering what would be a realistic price to get the kitchen extended and a loft conversion (one large room, one small and a shower room).

Does anyone know rough square metre costs for extensions and loft conversions?

We've had quotes on the loft conversion and they're coming in just shy of £50k (including VAT). This seems steep to me. This would be to the max permitted development of 40 cubic square metres. The ceiling height would be lower than optimal tbh - 2m to 2.1m.

One builder quoted 35-45k for the kitchen extension which again seems like a huge amount. (Excluding kitchen units etc).

Just wondering if anyone had any knowledge on this or if you've had your loft converted and its got a low ceiling height. Was it worth it?

Are you mid or end terrace? If end and the hip end of the roof (the slanty bit) needs to be raised to gable end (so it goes straight up) then £50k in Leyton I'd say was about right. I wouldn't do it without the correct head height though as would put off buyers in future.

I'm in SW London and friends recently had a top notch loft done for 50k and another friend had a basic shell done for 35k. They then pulled in favours from relatives who are tradesman to finish off and also painted themselves. Another friend recently spent 40k on a kitchen extension.

It's very expensive. We have an extension and are considering adding a loft extension and making some changes to our extension ( folding doors, Sky lights, new kitchen). We have budgeted 70k.

We're having a loft conversion on our 2bed Victorian terrace in SW London now. It will have cost around £55k when all done and dusted, including redecoration and carpeting of the first floor (necessary!). Ours is a mansard, so one with brick sides, rather than a box stuck on the top of the house.

We did the same in the Midlands for about £65k, so London prices will be more. It was soooo worth it though. House feels twice the size and I love it!

I've not included the cost of decorating, furnishing or the new kitchen I so desperately need, mind you.

Our rear extension was about £60 all in (decoration, budget kitchen, decoration etc). Our quote from the builders was £45k. But that was 4 years ago and when we had the loft done we were told prices had gone up massively and it would have cost £15k more!! You ALWAYS go way over the quote. Our quote for the loft was similar (finished last year), and cost about £10k over that. We did need the roof tiles re-laid too. And it was for two bedrooms and a small shower room. We are South London.

Sounds about right to me - ours were more, but more complex. And nearly finished!
