hi everyone!

I'm about a week away from moving out of my rented property, and my landlord said he's coming for a house inspection this week...

I was just curious if anyone knows what sort of stuff he will be looking for?

anyway, good landlords do visit every six months or so to check if anything needs doing. Ideally tenants would report building problems but many do not. Beyond being sure you aren't growing cannabis or have five of your mates permanently living there, all he is concerned about re your lifestyle is that you heat the place, ventilate it and occasionally do a bit of housework. Huge piles of underwear are not his concern.

in short, if you live like a normal human you've nothing to worry about.

oh good. no I haven't been growing cannabis haha. just a few bits of paint peeling off here and there but nothing major.

yeah its the checking out inspection but my landlords a bit useless for example it took him 5 weeks to get someone to fix my boiler and was left with no heating or hot water with a 1 year old... for 5 weeks..

so I doubt he will even turn up.

usual reminder: is your deposit protected?

glad you are leaving, 5 weeks to get someone to look at the boiler is not acceptable regardless of who lives there.

you need to take charge of this. A deposit should be protected within 30 days of the tenancy start and the information on it given to the tenant.

if the landlord fails to do this, the tenant can sue for 3 times the deposit value.

this is something you really should have looked up before you moved IN! Not to worry, have a look on the Shelter website. Any fault is with your landlord but you need to be an informed tenant.

there may of course be no problem at all - but you have rights, learn about them.

If he doesn't turn up take lots of pictures of it before you leave to prove the state of repair and decor when you left it.
