Which house would you choose?

Me and DH are trying to decide between two properties to buy...both are in the same village, both 3 bed semis and similar price.

House 1- needs doing up, new kitchen, new bathroom, decorating throughout, more potential to extend. Slightly larger with separate hallway and has a garage. Looks nicer too. However it's on the edge of the village and so quite a trek to the local primary school in the village, quite far to walk to the park (DD currently 7 months old) and to the fields to walk the dog. 3rd bedroom is a tiny box room.

House 2- smaller as the hall opens onto the through lounge. New kitchen though so would just need a new kitchen. It was completely done up a couple of years ago but currently has tenants in who have turned it into a dump. The owner has said he'll repoint and put new carpets in if we bought. Black mould issue in one of the bedrooms (I'm guessing due to condensation/bad ventilation). No garage. However the bedrooms are more evenly sized so box room is more suitable as a bedroom. It also has the loft converted as a study/playroom which would be handy. It's in a much better location in the village, just around the corner from the park and fields and closer to the primary school.

I think I prefer house 2 although it just doesn't look anywhere near as nice from the outside and not on as nice a road (but perfectly fine)! We're downsizing to reduce mortgage from a large 4 bed detached so I think part of my reservations are what people will think (stupid I know) of house 2 whereas I wouldn't have this concern as much with house 1. Which would you choose as a family home, probably looking to stay for up to 10 years...

the things which stand out to me are that house 2 has 3 beds plus attic, house 1 has 3 beds.
I am not sure why house 2 is smaller?

Also location location location. If the second location is better then the outside of the house is pretty irrelevant.
(we live in an ugly house! - but it has huge rooms, which I enjoy every single day, whereas I only notice the ugly front occasionally)

Other thing though is the garage. As a family who has a garage full of bikes and scooters, I would need space for a decent sized shed accessible for the school run.

I'd keep looking , but if it had to be one of these it would be house 1 . For me a hallway is a must and the mould would put me off as well.

Would you have space for a large shed to replace the garage storage you wouldn't have?
What are the floor areas of each house? Since House 2 has a converted loft, you might find they're similar.
Have you asked a surveyor about the mould? Could it indicate a leaky roof (mind you, we have water seeping down our chimney stack and no mould...)?
Forget what other people will think: work out which house would suit you better. For example, it might be a good idea to consider things like the size and aspect of garden (do you want a veg patch or just space for a sandpit?), and how much natural light the house gets.

Oh yes the hallway was the other thing - you live in a village and have a dog. Will you come in through the front door? Or would you have access round the back? I would not want to be hallwayless if that was the daily entrance

Does house-1 still come in catchment of the school where you would like to send your kid? Not sure where you live but in London area catchment of good schools shrink every year unless the school adds a whole new class.

I wouldn't worry too much about how it looks from the outside, you'll spend more time in it than looking at it.

We have some black mould in one of the bedroom cupboards and it is down to poor ventilation, we wacked the central heating up for a bit and it looks to have fixed/stopped it spreading.

Also, could you build a porch onto the front, to compensate for lack of hallway?

Sorry it has got a hallway, one of those where you've just got the stairs straight ahead and then a door into the lounge. It's bigger upstairs with the extra loft room but the downstairs living space isn't as big. There is also a back cloakroom off the kitchen which would be used for the dog and muddy boots. DH prefers the other one though especially as it has more potential and we could make more on it in the long run. He thinks we'll tire of house 2 quickly despite it's better location in the village. Both have similar gardens so that's doesn't help to sway it either!

How far is the trek from House 1 to school and are there pavements? I know from experience that a mile+ to school each way is not actually that huge a deal: you end up with a very fit child!

sounds like you've answered your own question there about the one having more potential. Go with that.
