Extension - options?

We currently live in a 1930s semi. 3 bedrooms. 3 children.

Need an extra bedroom.

Have got planning permission to go out at the back of the house (3m), and out at the side(1.75m). Upstairs we would get a largish 4th bedroom (about 15' x 9.5') with an ensuite, and the 3rd bedroom (DS', currently just less than 9' x 9') would gain about 4ft. Family bathroom would be smaller though. Downstairs, we'd get an enlarged kitchen diner (we'd gain about 10 x 10), a better utility room, and a kind of half garage (lots of our neighbours have done this - demolish garage in garden and built garage on side of house but only use half for storage and half as living space, usually utility of something). This is Option 1. We can't quite afford it so we'd have to wait another couple of years. DDs continue to share (10 and 6).

Option 2 - still go out 3m at the back of the house, but don't go out at the side. Still get an extra bedroom (about 12x9) but no ensuite, no garage storage (would have to get large shed in garden), 3rd bedroom would stay at just less than 9' x 9'. Would still get more space downstairs but possibly not quite as much because I'd want to enlarge the downstairs loo to incorporate a shower (otherwise it would be a 4 bed house with one small bathroom). We can afford to do this now.

Any suggestions? Really don't know which way to go.

I would wait and get exactly what you want. A neighbour of mine went for the cheaper option and I think she regrets it now... I've been planning my extension since we moved in, 5 years has flown by!

Thank you! We have also been in for 5 years, always thpught we'd have done it by now but it always seems 'another' year away and there is only so long I can live with the peach bathroom suite Smile.

We waited five years and then did the side and rear extension. We converted the loft at the same time and went from 3 beds, 1 bath to 5 beds, 3 baths and a utility. Cost a fortune though less than moving.

We started planning our extension when we moved into our house and building control signed it off as complete on Friday.

We bought this house in 2002.

It is definitely worth waiting and getting exactly what you want.

I would also say wait - you will never be completely happy with it and will still spend a lot of money with all the disruption. I'm saving hard for an extension hopefully in 18 months time but I'd rather keep saving for another year or so and have exactly what I want Smile

I was advised by our builder to use all the ground we could. It was a good decision. Get exactly what you want otherwise you will regret it. Worth saving for.
