Buying a new build, about to exchange, not allowed to park on the road

Has anyone had this? Just received the contracts to sign ready for exchange. We are probably the third or fourth family to move in. The house is leasehold, and the lease has loads of rules. No feeding birds, don't change colour of exterior paint, no satellite dishes on the front etc. also states we cannot change the front landscaping, ie widen the drive, or park any cars on the road. We have 3 cars and a double width drive. Does anyone have any experience of how likely these rules are to be enforced? I have no idea what happens if anyone has a visitor. These are 3/4 bed homes.

Ask your solicitor about enforceability but would put me off frankly.

I'm in a dailema,

I have been offered 3 bed new build but no paking space.

What do I do. My household income is based of cabbng.

Our last house was a new build with this rule, also no vans on driveways. The rules were set by the council rather than the developer.
We were on the edge of the estate just off a public road so the parking didn’t affect us as visitors always parked on there instead, however my husband parked his bright blue transit van on the driveway every day for 3 of the 5 years we lived there and no one mentioned it.

This quite old, I think leasehold on new build houses has been abolished.

What sort of rule is "No feeding birds"? It is normal to feed birds in a garden. Have the other buyers already signed the lease with all those rules? Can the rules be negotiated?

Three cars for three working adults is lots but not excessive - if you are in a rural area and everyone works in different directions or different shifts, then everyone needs their own car.

That was the one that I gaped at too. The parking is annoying but you can at least see the point - but what is this one about? Is there also a rule about no real grass or plants, plastic only?

When we bought our house, we knew that we needed a garage and two parking spaces. The house we bought has a garage and two parking spaces. I’m surprised at the number of people who didn’t take that into consideration when they bought and now have too many cars for the spaces.

Many of the restrictions are set out when the developer applies for planning permission for the development, so width of roads, parking spaces etc are determined before a pile is sunk or a brick laid. Many developers are building without garages now too.

Its really something that should have been made clear at the outset.

Don't buy leasehold unless its a flat. For a house, hard no. Its not that common even on new builds, just a developer wheeze to get a recurring income from ground rent you will have NO CONTROL over. Just don't do it.
