Building control flagged issues with extension

This is more a moan than anything. Had building control out today to hopefully sign off loft conversion and extension. Ha. There's a bloody enormous gap I hadn't noticed between soffits and wall on the dormer which I have no clue how it's going to be accessed as there are two sloping roofs below it now. All fire doors have only two hinges not three and linings are too shallow. I thought bathrooms with opening windows didn't need extractors. This is not the case AND apparently we need one in the damn utility as well. For the sink. Wtf? And the waste pipes are connected wrong into the soil stack. I hate my builder. I never wanted to talk to him again and now I have to try and force him to come back and fix this damn non compliant build so I can get certificates of completion.

If it was just the doors or the extractors I'd pay someone to do it, but I can't even imagine how the gap in the eaves can be sorted out given where it is. Oh god.

Oh dear, did you keep a retention back?

The utility one is one we came up against; we had an architect working for us and we managed to agree that outside vents would suffice - and I was arguing that it was not a utility but a pantry (which it is!).
I knew about the extractors in bathrooms with opening windows - a pain I agree - especially as they need to function WITH the light switch (post BC sign off though ......)

Did you have correspondence with the officer before you started?

No, because we fitted the bathrooms and kitchen and didn't get building control round until now, a year after the builders left. Should have got them round straightaway but we were feeling shell shocked tbh! I'm going to see if they'll accept humidistat extractors, which are a lot easier to retrofit. The correspondence prior to build just covers the RSJ and drainage mostly.

Did the building inspector not come round during the build? They're supposed to visit so many times. The builder will know this.

Yes, they came at various stages - foundations, drainage layout, RSJ installation, wiring, when the roof went on and we were told they just needed to do a final inspection when it was finished.

No clue. It's not a guaranteed service of course, I think they're there to check things are basically compliant, but it would have been nice if someone had pointed out the gap in the roof before the bloody scaffolding came down. Or the extractors before the plastering happened as the wiring isn't there for them and I really don't want to chase out. I expect we'll end up lifting the bloody carpet in the room above to fit the one in the utility. God only knows how we'll do it in the loft conversion - wire in from the boiler supply perhaps. Anyway, sending contracts and plans to an architect friend of the in laws who is going to tell us what he thinks we can chase them on.
