Forest Hill/Crystal Palace?

We rent in Wimbledon at the moment but want to buy in SE London. We're thinking Forest Hill - we've been there a few times and love the Horniman, and the fact that the area is full of young families. I've also heard Crystal Palace mentioned a few times as a good place to bring up kids; but a colleague of mine who rented there until recently says he wouldn't buy there - full of boarded-up businesses, pound shops and tramps apparently ... but then again he dreams of gated communities in Surrey so we probably don't have the same taste...

Any opinions/advice greatly appreciated. We have a budget of £700,000 and two small children, so will need to think about schools as well.

Hi,Another Sydenham dweller here. I have been here for ten years.
I would also choose FH over Crystal Palace. Yes the South circ is annoying but so is the traffic in CP.
I am near the massive Sainsburys so right next to FH/Catford borders.
We are spoilt for choice with parks,Mayow park,Cp park,Sydenham Wells (beautiful and hidden),the massive sandpit opposite the Horniman.
Catford is 'up and coming' but if you are in the Catford/FH borders it's slightly trickier as the stations are not so close.

Me and my partner moved to Crystal Palace from Chelsea just over two years ago. We looked all across south London (e.g. Sydenham, West Dulwich, Crystal Palace, Forest Hill, Streatham, Honor Oak, Catford, Beckenham etc.) and Crystal Palace/Forest Hill came out on top by a long way. They offered the best range of shops, restaurants, bars, green space and transport links.

We haven't regretted the move to Crystal Palace at all and absolutely love living there. We live a stones throw from the park, which is fantastic (we use the gym at the National Sports Centre), and love the range of independent restaurants/cafes up on the triangle. Our favourites include:

If you're happy not to live in the hustle and bustle right by the Triangle, Anerley Park and Thicket Road are undoubtedly the best. The housing stock is great (grand Victorian properties) and they are well located between three stations - Crystal Palace, Anerley and Penge West. These have trains that go to London Bridge (around 20 mins), Victoria (around 25 mins) and Canada Water etc. on the Overground. I actually walk to Penge East which goes direct to Farringdon where I work! The nicest road close to the triangle is probably Belvedere Road.

With the range of shops, cafes, green space, schools, bars and sports facilities it is perfect for nearly all types of people. We have a lot of young families, artists and some students living near us.

Indeed, Whatthefoxgoingon. Having originally come from rural Kent, Crystal Palace is the perfect middle ground between our past urban and rural lives!
