Splitting a house?

Does anybody know, if you bought a house that already includes an annexe and then wanted to sell the annexe off as a separate house, or possibly rent it out, how difficult is that likely to be? What sort of restrictions would you come up against?

As far as the layout goes, you'd have to block off a door, but that is it.

I think you would make it difficult to sell your house in the future. Is the annexe attached or completely separate from the main house? If you don't need the annexe then why not just rent it out making sure the agreement is one which can be cancelled if you ever need to sell your house in future?

It's attached. Like a semi. The house is already attached on the other side as it is the larger part of a huge old house, so it isn't going from detached to attached. There is enough land (2 acres) to still give access round the side/back. The annexe is 1100 square feet and the rest of the house is still 3600 without the annexe. It's huge!!! Noone needs that much space and I think there would be massive demand in this location for a spacious 2 bed retirement property with a garden and views. I think it's worth more split. We couldn't afford the whole thing and the rent wouldn't cover the additional mortgage, I don't think.

Check there are no restrictive covenants on the property. We bought a property with an annexe which has quite tight planning restrictions - it can only be used as living accommodation for a 'close family member' i.e. not rented out or sold as a separate dwelling.

It would be worth the initial costs of consulting a conveyancer to determine exactly what the implications would be for resale etc. You may also need to check with the local authority about any planning rules regarding creating a new dwelling.

We wouldn't be planning on selling it any time soon anyway - definitely a forever home.
