Which layout of two bedroom home would you go for?

  1. all on one level. with an open plan kitchen/living area

  2. two levels. Bedroom one, bathroom and living room on the ground floor. Kitchen/diner and bedroom two upstairs

  3. two levels. Open plan kitchen/living area and loo on ground floor. Bath and two beds upstairs.

Which would you choose and why? No DC yet, but maybe in a year or two.

  1. Much better not having bedrooms next to main living accommodation.
  1. Would be okay in a bungalow where bedrooms and bathroon are away from kitchen - likely to be noisiest area of main living accommodation.

Yes, same for me too, also having bedrooms on the same floor if you do have children would be important to a lot of people. I'm not keen on open plan living room and kitchen though, especially in a flat, you have to have your bin, washing machine etc in your living room and you can't shut toddlers away from things easily.

We have a two bed all on one level and I love it. DCs are 4mo and 3.2 and it has been so the right thing for us. I can go anywhere in the house and still be near them. Potty training was a breeze no having to rush them upstairs etc (once at the On The Loo phase).

It is a ground floor flat so we have easy access to the house and then out to the garden and I dont need to worry about the people downstairs.

The size of it is as big as friends "two up/two downs" if not bigger (very high ceilings etc). The only thing id say is an open plan kitchen would be frustrating for me with the kids as I like to have the gate closed when Im cooking (kitchen is off the Lounge so I leave the door open and can still see them).

In option 2 could you not use the upstairs room as a living room and downstairs as a bedroom? Otherwise 3.

Option three for me.....or else swap bed two for living room as suggested by Amethyst

I'm not averse to having upstairs living rooms - we intentionally made one of the bedrooms here in our new house a living room - but wouldn't want my only reception room and kitchen to be on different floors.

Thanks all.

On swapping the rooms, bedroom two (upstairs) is 10x10 sq ft and living room is 19x10 with balcony etc so big difference in size.

I too don't really like open plan kitchen/living areas but it seems to be the way with new flats.

And that was swaying me to option 2...

On option 1 the kitchen/living area is 23x14 and on option 3 it's 18x14.

Wondering if it would be easy to separate the zones somehow.

Bedrooms two should be on the same level as each other and the bathroom. As long as they are far away enough from the reception rooms, I wouldn't mind everything being on the same level. I'm also not a fan of totally open plan. Maybe you could install sliding door between the kitchen and living room?

I think option 2 would always be a mistake, especially if you ever wanted to move as you'd end up in the hard to shift house with bizarre layout category.

Either 1 or 3 would work, but 3 is probably closest to what people would be expecting.

Hm yes I agree. Option 2 biggest (and most expensive) with most private outdoor space.

Option 1 May be best (and cheapest) but all rooms fairly close together.

I would never want my kitchen on a different level from my living area either.
