How would I replicate these lovely floors?

Aren't they beautiful?

Is it a stain that they have used or is this about the type of wood that was laid and therefore impossible to replicate?

It's stain I think. Agreed, they're lovely! They're also quite worn, which I think is partly why they looks so good. You could sand and then go over with a little bit of beeswax in places or something before staining and finishing (NB I haven't done this so not 100% sure how it would work) or just sand, then stain, then finish - it looks like a satin rather than gloss finish, and more like oil than varnish to me. I know Polyxoil do tinted versions, and the finish looks like the polyx finish - but I'm not positive!

We have floors like this but with narrower boards. Oak but not stained with modern stain. The wood is painted with a traditional walnut solution called van dyke crystals. The concentration alters the depth of colour. Then just finished with floor wax. No varnish.

Not sure whether pine boards would look so nice.

ronseal diamond hard floor varnish is fantastic so you just need the wooden floor pine boards would prob do

if you want to colour the wood, use a dye first, then a clear finish. Pine tends to look yellow.

If you use a combined woodstain, the depth of colour will vary according to how thick you put it on, and will go lighter in places where traffic wears it thin. You can even see a difference where you stirred the pot and where your brush was freshly loaded.

I use Colron wood dyes and Diamond matt or satin varnish. Avoid toffee apple gloss.

My lounge floor looks like that. We bought reclaimed boards and stained with a walnut floor stain and then varnished on top with ronseal diamond hard.
