Would 9 ft 4 by 7.5 be considered a box room? The kind of room its difficult to furnish/squeeze DC into.

You would still be able to fit a double bed in that size room so I don't think it would necessarily be a box room. As Polter says it depends on when the door / window / radiator are, and whether it is a perfect rectangle. I wouldn't expect it to be classed as a box room. Lots of the housing stock where we are (1930s semis) have a 3rd room which is much smaller (between say 6ft x 6ft upto about 8ft x 8ft) and they are referred to "Box room / study". I think your dimensions are obviously bigger. I don't think it would be difficult to furnish / have to squeeze a child into. Definitely room for the whole bed / wardrobe / desk etc.

what are you asking- are you putting your house on the market or looking at one to buy with a box room?

Our 4th bedroom is smaller than that- think it's 8 x 8. We did at one time have a double bed in there. Currently it has a single, a wardrobe (double) and bedside table, window and radiator. You could fit a desk for a child instead of the bedside table.

Thanks, trying to work out which houses to see in a very packed afternoon.

Sorry, pink missed your message. We are viewing houses. We currently have fewer bedrooms but they are all big. We need an extra but must stay in next house for the rest of time DC at home so not considering anywhere that wouldn't work for family with 3 teens, all so far very tall!

That's not a box room!

RandomMess · 18/02/2015 21:36

I would also look if it's possible to make the small room larger by taking more space from the room next to it. If you're hunting in an areas where floorplans aren't the norm. that is rather tricky though!

Our 'box room' is 10' X 7' 6" and is above the front door. The door is opposite the window, so the bed goes along the wall. Ideal for a DC but not for a double bed.

hiccupgirl · 18/02/2015 22:08

Our box room has a floor space of exactly 6 FT by 6 FT but then has a stairwell so it's actually about 6ft by 8.5ft. We had DS in there when he was a baby as a cot, chest of drawers and a chair fitted in. There is no way a double bed would go in and ever come back out again!

We used to live in a house with a fab box room, if that helps. The window was in one wall and the door opposite.

On one long wall we had a carpenter build a wardrobe plus drawers in plus wardrobe with shelves. It took heaps of clothes and stored lots of other stuff. That was 2ft deep by the length of the room.

Then on the opposite wall was a single bed. The walking space between the bed and the wardrobe was about 2.5 ft or 30 inches, so that seemed plenty and not at all squashed.

Our box room is 8x6'8" and is far from the smallest I've seen! Our friends' box room needed a specially built bed as it is 6'x6' but had a recess for the stairs... I would expect 9x7 to be absolutely fine for a teenager, although maybe not ideal for a double bed - a 4ft Small double would be ok I expect.

Cottonmouth · 19/02/2015 07:59

Our smallest room is 9'10 x 6'9, plus a very deep built in cupboard, and oriel window. One estate agent referred to it as a box room, and this was one of the reasons he didn't get our business.

Over the years, we have had it set up as a study, guest room (with double sofa-bed), and single bedroom.

We have a high bed (Ikea) so all the floor space is usable.

PrimalLass · 19/02/2015 08:05

Our smallest bedroom/office is 11 x 7 and is ample size.

BauerTime · 19/02/2015 09:04

I wouldn't necessarily be put off by the size of the smallest room. You might be able to resize by pinching some space from the room next door.

We are currently buying a house with a third bedroom/box room that it 6ft by 7ft so super tiny. But we can make it 9ft by 7ft by moving a wall over and making what is currently the master bedroom smaller. It will mean that the master will then be the second bedroom instead but it's only a foot shorter than the master would have been anyway so no biggie.
