2bed rental property. Spilt bathroom into sep loo & shower instead of one bathroom?

Need to renovate flat 2 bed flat. There are two bedrooms, one bathroom. It will be rented out for the foreseeable future. Would having spilt loo and shower be more attractive to tenants?

So far had one couple rent it and then two friends. The friends are the better option so I'd like to encourage more 2 professionals to rent it. Any good advice?

I think a separate loo would be better - personally I hate having to queue if someone's in the bath!
Another Idea - I had a house that had a separate loo next to the main bedroom; I turned it into a small en suite. Bricked up the door (from hall) and knocked through into bedroom, installed a basin, job done. Had to also put a new loo in old bathroom too, obv.

I think it would be a bonus if it were separate, but I don't think it would be a make or break thing for any prospective clients, so wouldn't spend good money on doing it if it weren't.

A separate loo only if you can fit a basin in it too. Especially if you're going to rent to 2 friends rather than a couple.

If prospective tenants have a choice between two equal flats and one has sep loo, I think they'd go for that one.

But it there was only the one choice, I don't think it would turn prospective tenants off altogether if they were in the same room.

My friends rented a seperate shower/loo house. Apparently it was a nightmare because every time someone flushed the loo the showering housemate got scalded with hot water while the loo refilled...
I'm sure your plumber would have higher standards than them though...

No it's hateful! When you shower the last thing you do is pee. With separate rooms, you have to pee and redress, otherwise you have to do a half naked quick dance into the bathroom!

It's not worth it.

Or you could just pee in the shower.

Only personal preference but I'd rather a combined bathroom. Separate loo, and a bathroom with no loo, always feels pokey, and it's old fashioned.

Slightly left of field but putting mirrors in bedrooms helps with bathroom congestion. Not necessary at all but cheaper than splitting the bathroom.

I like the split into two ensuite idea - if I were your tenant - works for professional singles / couples or small family.

I think - if the layout allows, it's FAR better not to have en-suites, as it means anyone staying over / sleeping on the sofa wouldn't be able to use the loo in the night (or, come to that if you were having a lie-in) without creeping through your bedroom. I'd always choose a toilet that can be accessed by anyone in the flat.

I honestly think MN is the only place in the world where people prefer separate bathrooms and loos. Obviously a guest loo as well as the main bathroom is ideal but otherwise separate just feels very old fashioned and a bit sordid to me. When you're sharing you have to be decent about not hogging the bathroom whether there's a loo in it or not.

Also good idea re the mirrors. And I would wee in the shower but that's just me.
