Permitted planning and building regs

Hi all,

Just after some advice really. We will be extending our semi detached Victorian semi so that the kitchen room is larger and the extended wall is flush with the existing back wall rather than a recess.

I have had a look on our council website which directed us to planning portal gov. And it said that we can build the extension under the permitted planning so it does not require any permission.

It then has a little box option for 'what next' and says that If you do not need planning permission you can start building!! Errrr is that it? No building regs? No person coming to check the work and that the building won't fall down!!! Seems really easy and I just wondered if anyone had any experiences of building an extension under permitted planning.

We are in London, not using any party wall and it will not block any light or very minimum. We are also not planning on selling the house for at least the next 10 years

Building regs only cover certain things however what you are describing will require probably require BR
Good checklist here
Certain trades can self certify if registered I.e. gas Safe members for gas work, registered electricians, Window installers through FENSA or,
CERTASS
The other things require building control at the council or a private inspector to certify. It's usually a combination of drawings and inspections.
It only covers specific things covered by the regs are completed to a safe standard (usually safety / public health/ environment based) not that the whole build is up to scratch.

Thank you both.

I did notice the lawful development option so I think we will do that for peace of mind.

I didn't know that about the party wall and it will definitely be within three meters of their property-sorry just thinking about it. It will be adjacent to an out house of theirs which is a fairly recent addition is that included in the three meters or is it 3 meters from the original house?
