Do I need a homebuyer report for a 6-year-old house?

Hello all, the house that we'll be purchasing was built in 2009. We've been thinking of upgrading the valuation carried out by the bank's surveyor to homebuyer report but was recently told that they will only do the basic valuation.

That means, if we still want a homebuyer report, we'll have to get other surveyors to do it for us. My question then is, should we still go ahead with this? We first thought of doing this because it would be convenient to just upgrade. Now that we need to do this separately and it costs around £350, do you think it's necessary to carry out this survey on a 6-year-old house?

I wouldn't bother as it will be still within your 10 year warrantee (NHBA?? or something). When we bought our first place I wanted the full structural survey to be on the safe side, the surveyer asked a few questions (it was a 1980s purpose built flat) and refused to do it as it would be a waste of time and money. Just go with what you need. Up to you though....

I have the same thought as you, but DH said if we do a homebuyer report, then we'll find out if trees anything wrong with the house and request the developer to repair before we move in. Although £350 might not seem a lot, but every penny counts esp when we do need money for moving.. Hmm..
