Loft Conversion Low Head Height

I've just been up into our loft and the height at the centre is 2.3m. I understand that this is the absolute minimum for a conversion. Just wondering, has anyone gone ahead with a conversion with a low head height and has it made a worthwhile space or do you think it is a waste of money?

Pretty easy. We paid an architectural draughtsperson (one step down from architect) about 700 quid for the plans, plus I think 150 for the planning application. He submitted it and liaised with the planners on our behalf. The planner came round to have a look, I pointed out all the local precedents to him and he took pictures of all of them from our garden! He predicted, correctly, that the conservation officer would object, but told me he would overrule him on the basis that there are about 50 dormers on our road, and no consistency on roof heights, along with a ridge raise conversion 5 doors either side of us.

The 40-45k includes a large picture window (2.5m by 1.8), fitting bigish ensuite (but not sanitary ware or taps as we are providing those), and an inbuilt cupboard. Doesnt include decorating or carpets. The room will be c.4m by 3.5m of useable space. Worth pointing out we are in an expensive part of the country, so labour costs reflect that. We also havent started building yet, so there may be unexpected nasty surprises!

No worries! Structural engineer was another 300 quid, incidentally. Plus there's building control... It all adds up!
