offer - detailing why under asking price?

What do you think in regard to detailing why your price is below asking? The agent has said it may help them sell it to the owner. Do you that might be so or its just real-estate games?

Estate agent games. It's so they can present you with an argument later why you should increase your offer - ie, it's just a missing tile/small damp patch/the markets improving/we'll find you a better mortgage etc etc.

You're offering that price because that's what you're prepared to pay. End of story. Of course the price is subject to survey.

yes I am wary about it. They say the seller is unrealistic and comments may help.

They will have advised on price, but if there are other properties of a similar size/condition nearby that have sold, look at the price achieved (not what it was marketed at). Look at Zoopla for details. Bear in mind that they will know the local market but that they are acting for the seller so will want the highest price they can get.

Are you in a good position? Have you somewhere to sell or are you a first time buyer? Mortgage arranged? Can you move quickly? All these things will work in your favour when negotiating.

I guess if you're offering less because you'll need to get the place re-wired, it gives the owner the chance to do that for you, but I'd only give that feedback if there was something tangible that resulted in the offer being reduced, rather than just because you think it's not worth the money.

Also consider - is there much else on the market that compares, is it a desirable property/area? Proximity to good schools/transport links etc.
Do you know the vendor's position?

its just priced wrong compared to others for the quality of inclusions. we're in a good position.

OK, so just say that's what you're prepared to pay, you could have it done and dusted in 6 weeks, say, or they can hang around waiting for someone else to come along in a few months' time. A bird in the hand and all that Smile.

The estate agent will probably have told them it's too high, so leave it to him to persuade them.
