Changing roof from hip to gable end.

Recently moved to a dormer bungalow. House was built with the loft converted with small dormers at the front, but previous owners have added a large dormer to the back. The property has a hip roof but neighbours have a gable end and we'd gain enough space to add a bedroom by changing the roof. It's not something I plan to do tomorrow, but over the course of the next few years we'd like to extend the back and change the roof so I'm trying to plan our budgeting. I know costs can vary but I'm after a rough cost? I've googled and costs are around £25-35k but the posts all relate to a full loft conversion after the roof shape has been changed so include insulation, plumbing, wiring, walks, finish etc.

As most if this is in place we would be just looking to move the odd wall and add.

Anyone any ideas on costs?

I am not an expert, but changing a roof shape sounds like a really big job to me! Plus, it sounds like you're going to need some work in terms of insulating/wiring the room that you'd add? I wouldn't be surprised if the cost of it isn't far off the £20k+ mark.

We're about to have this done but as a full extension. It does entail the entire roof being taken off and replaced plus the angle of the supporting beams (?name) needs changing and the beams replacing. It is a major job.

The only way to tell is to get some builders round for rough quotes.

Thanks for your replies. The end of my post does suggest I'm not anticipating it being a big job. That's not the case. When I say, it would just mean adding and moving walls I meant once the external structural work was done. Yes the whole roof would need replacing. I anticipate we'd shift all the front slates to the rear and buy new for the front. And yes of course additional wiring etc for extension. And plumbing as we'd add an em suit at the opposite end to the bathroom.

£20k sounds reasonable to me and more what I was anticipating and hoping for. I appreciate builders are needed for realistic quotes, and will do at some point. Just looking for a ball park at the moment.
