estate agents valuation

First time posting here

If we get some estate agents round to potentially sell our house, do we have to have it all tidy and sparkly or do they see thru that stuff and get the gist without a major major tidy up? The house is in good shape but the odd wall needs painted and some cupboards (walk in) need de cluttered, for example. Do we get the estate agent round before or after?

If you get the estate agents round before then they are likely to give you a lower figure - as the property will be harder to sell and therefore knock the price down to make it more inticing. The reason it will be harder to sell is due to potential buyers being g put of by the unpai Ted walls and clutter in the cupboard.

Get it spik and span it will be easier to sell and less work so the price can rise....

Depends on the type of property and the area really - I would ask what they think you should do to improve your chances of selling and of getting the higher end of a valuation range. Ask them to tell you honestly what they see as problem areas, if any.

If you're going to do the work anyway, why not wait until after it's done?

Well, I mean our neighbour got a valuation and to ask if she should get new Windows, replace the kitchen ext and the estate agent Said no, it won't make a difference, so I did think they'd give guidance if some sort. We do have cosmetic things to do before it would be pristine but also want to tell mortage company what it's been valued at (we think it will be higher than the average of similar size round here). Sorry, maybe I'm not making much sense!
