£220000

Vaguely looking at the market but happy renting at the moment (and for the next few years if need be). But £220000?! The bathroom looks grubby and a tiny living room.

New to looking and £220000 is our max purchase, is this what we can expect for that kind of money?!

I think i'd rather stay. Prices can't possibly keep rising like that for the next ten/twenty years can they?!

My poor cousin's husband refused to buy in the early 2000s because he insisted prices would go down. They are still in their rental flat now. Maybe they have saved the same amount as we have in equity three houses on however??

It's a decent house but not the nicest part of town, but an OK area. Not near the main train station for London (if that's important to you). Wivenhoe nice but pricey and like anywhere has good and ugly bits.

A house on my road sold for £640,000 last summer. It's a bit of london that I thought was a bit less desirable than the uber trendy surroundings, so we bought here a bit earlier.

It's barely 1000 sqft, not touched since the 80s, no double glazing etc so will obviously need to undergo a large renovation. So £640k now buys you four walls and a small garden around here Confused Thank god we bought earlier for lower, as we need to do the same renovations. At this rate we will soon pass the £1m mark, which is absolutely mad. It's just boring suburbia ffs!

Your link is way nicer than the condition of our house!

Honestly OP - the two houses you've linked to - there's really nothing between them. the second house isn't loads better than the first. There's no more space inside really, and while it is fresh on the decor, it's low on character.

The first house needs a bit of money spent on it, but not masses. It would be transformed with a new bathroom suite and some paint. It's got bags more kerb appeal and character as well. I'd say the pricing is exactly right.

And I know the second house is detached, but it inhabits the blandest bit of land on the most uninspiring street, so for me, it's not a pull.

I think it's a nice looking house, for a decent price. I'm in a more southerly part of Essex, and that house would be more like £280k here.

Looks a bargain to me. We have just paid 75k more for something in much worse condition and smaller garden. Wish we had been buying in that part of the country!

Based on what Christineis39? Property can easily go up £20K In a year and Colchester is getting pricier definitely. Our neighbours bought and sold the same house within the year (I think a house came up near his parents) and made £70K on the price they paid. It's doable ....

Based on the fact the sale completed just 4 months ago. The market in general has been pretty flat since then. Who would pay £20K more than the last purchaser in these circumstances?

It was better presented last time with better photos too. It looks as though there could be an unhappy reason for the sale this time.

The price rise doesn't concern me but selling after 4 months means something is amiss. Could be personal factors but could also be horrible neighbours/problems with the house.

The house looks great though and much preferable to the detached one OP also linked to. I'm also a bit lower down in Essex and am currently buying a similar house (but needs some work) for £300k so £220k sounds like a right bargain to me!

The other house the OP linked to is nice, but for me I hate that open plan front garden estate look and dark brown window frames. They were all the rage in 80s new builds.

220k gets you this locally - a lot of the other houses are comparable to your fist link, so I don't think it's unreasonably priced (although don't know the area, obvs)

And I think I prefer the house in the first link - kitchen much nicer, I'd have to rip out the one in the second link.

That link christine posted shows the house off better! I think - the living room and kitchen look much bigger.

It may have been marketed at 220 and had an offer accepted at 200k, though, as I suspect the new owners are doing.

In all likelihood, I think this one will sell at around the 200k mark - people like feeling they've got a good whack off the asking price, so estate agents bump up the selling price. The one sold in August may have been marketed at 220k...property is worth what people are willing to pay, I guess.
