4 bed house with character for £450k or less in friendly rural (ish) area? Any ideas to tickle my fancy?

I live in a 1980s box with no fireplace and I'm fed up and want to move. I probably should be grateful for what I've got but I don't feel myself at all here. I feel like an outsider where people are highly competitive and I'm not wearing the right coat/boots/ plucked eyebrows to fit in with the other 'mummies'. Perhaps it's just winter blues, but I'm feeling a bit desperate. It won't be for a while but I'd like to consider options I hadn't thought of before. I'd like a good size garden, and a house with character, possibly in a rural area. We were looking for somewhere commutable to London (Waterloo/Blackfriars) initially, but now we are considering a job/lifestyle change for the right house. Does anyone have links of places up for sale? I know I'm being very vague but I think I need to think outside the box. Nowhere too isolated but with countryside on our doorstep. I love Oxford but think it's probably too expensive. Good state schools are pretty important too (primary and secondary), and a friendly community. Children are 5 and 2 years now. The thought of starting all over again and making friends scares me but maybe I need to take the plunge...

We think we can get £500k for this place but will need to take into account stamp duty and moving fees etc. Don't mind somewhere quite a bit cheaper and investing the rest.

Hoping to be cheered...:)

Try this www.rightmove.co.uk/property-for-sale/property-47837366.html?premiumA=true - gorgeous house near where we used to live so know the schools and area are nice, easy commute to Cardiff for work and only 2.5 hours to London if you missed the place. Plus 50k left in the budget to replace the gopping decor!

No suggestions here I still live in London. But wanted to say I know what you mean re feeling an outsider mummy because of not having the right clothes/ accessories etc. also not being v good at networking.I have toughed it out but it can feel lonely.

flowerpot38 · 18/12/2014 21:19

And I've definitely got my eye on Northamptonshire too now.
Thanks for the vote of sympathy whataboutbob. You are so right about the whole networking thing. I am rubbish at it. I naively thought that being yourself/being nice was enough, but it's tough out there. People seem to suss you out straight away and then discard you if you don't fit in make them look good. I'm shocked by the harsh social divisions. I don't think I can ever change though.

I'm not that weird by the way. I think I'm sort of normal. But that makes me sound weird now Grin. Oh well :)

ooh can I add one please - I just relocated with kids exactly the same age as yours and am so pleased I did.
this is close to excellent primaries and secondaries and Framlingham was recently voted in the top ten places to live by the Sunday Times.

If you can bring yourself to move north, look at Penistone, Holmfirth, Denby Dale, Shepley, Marsden and Meltham, and pretty much anywhere in and around HD7/8/9 in West Yorkshire (Penistone is actually S Yorks and is S36. £450K will get you aboolutely loads of space and character)!

Mammabear31 · 18/12/2014 21:34

flowerpot move to one of the houses that Viva suggested. We need some more MN scarf-wielding folk around here Grin

whataboutbob · 19/12/2014 08:38

Sorry flowerpot don t want to hijack your thread.but you put it better than me. In all modesty I also thought being nice and an interesting person would be enough ( it has served me OK so far). But no,it's about how you brand yourself , and ultimately how you use that to steer your kids through the school socially and academically.
Anyway good luck, I think if i didn't need to stay close to my poorly Dad I would also have left for somewhere less competitive.

Loads in Wiltshire but probably too far for an easy commute. How about this near Salisbury?

But not detached thought it was the whole house Grin

North Essex has lots of lovely villages, direct trains to Liverpool Street then a quick hop to Bank to catch The Drain to Waterloo. Nice old style properties and good schools.

Have a look around Leighton buzzard. Some of the villages are easily commutable and you get a lot for your money.

Have you thought of going down this route?
