How much notice to end a tenancy?

Hi,
We have a house which we rent out. We would like to sell it at some point next year and just thinking through options. Current tenants have been in for 2mths of an initial 6mths tenancy. How much notice do we need to give tenants that we do not want to extend lease after this initial term? Also, I know they are doing up another house to move into. If we didn't give notice but they wanted to leave at the end of the 6mths because their house was finished, do they need to give any notice at all or just hand keys back to agent after 6mths.
Just wondering what the notice is on both sides at the end of an initial 6mths agreement. Thanks

the hate from many is directed at all landlords. To the point that posters even start by apologising for being a landlord. When a tenant (the other side of the business transaction) is clueless there's no hate. Neither should be clueless, of course.

you can't 'evict at will' BTW, that's illegal. (OK, to be accurate you CAN, in the same way as you CAN steal or murder, but it is still illegal).

there are bad landlords. There are also bad tenants. Sadly there is no matching service.

lettings administrator here. hi!

i'm in scotland so no idea if it would be different where you are. if you were one of my landlords however, you or your tenant would need to give notice at the end of month 4 to move out at the end of month 6. The lease will role month to month otherwise but either party needs to give 2 months notice to quit at any time. If you give notice and your tenant has somewhere to go you can of course let them go early and release them from their tenancy.

I just wish all landlords knew what they were doing and that all tenants would understand their obligations as well as their rights and read the tenancy agreements they have both signed

Just to add to the one month for tenants, two for landlord thing...

You have to give notice before the rent is due. So if rent is due on the first of the month, and you (landlord) give notice on 2nd Jan, the two months is counted from 1st Feb, and they have to be out by 1st April.

If you can't control when you give notice, that means you may have to wait up to three months and the tenant up to two.

The law's completely different in England and Wales, mrsleo. Mind you, on re-reading the OP, she hasn't actually said where she is, so could be in Scotland.

Thank you everyone. Just to clarify, I have read the tenancy agreement but it doesn't mention anything about notice only that neither party can give notice to terminate within the initial 6mths. I foolishly assumed it would be in there but obviously I was wrong. We shall try and speak to the tenants early in the NY to see how their house is coming along and what dates work for them.

I don't think the OP really needs to go into the nitty gritty of how she got her property, why she was renting it or who too. She asked a straightforward question.
As for LL haters, I agree with special (again) there is a lot of hatred towards LL's on Mumsnet. Some people are just jealous that some one somewhere may have something they don't, but as we live in a democratic country that has a free market, I have little time for them !
