Is there anywhere in Zone 1 you wouldn't live?

I'm eyeing up the regeneration zone round the Elephant and Castle which looks as if it's on the up. I'm guessing it's the least nice Grin

What about other not-so-nice areas in Zone 1?

I saw a studio in the Barbican last month for about 400 - it was about 14 foot by 10 foot Grin

It's interesting how different we all are. I couldn't bear to live in zone 1 or anywhere that urban. I need space, light, fresh air and somewhere outdoors where I can breathe clean air.

I was in London this summer and I was shocked at what came out of my nose when I blew it while I was there. (No, I don't normally examine the contents of a tissue, but it was unavoidable).

Where I live is semi rural and my lungs thank me for it. In good weather I can't bear being inside and would hate to have to be in a city in stifling heat and foul air in hot weather.

Pretty much everything in zone 1 for that price is a bit ick - especially elephant and castle. It may be being regenerated but it's still grim. 15 minutes on the bus from there and you're at my door in East Dulwich, it might be zone 2 but you'll have a stunning period 1 bed flat for that budget with a garden in a lovely area.

I adore that tiny mews but the bedroom is only a single and I'm not sure it's possible to reconfigure it easily, even if I swopped the living room
for the bedroom I couldn't get a couch and a tv in it.

I don't like that 2 bed, horrible flats block

I don't want people above and below me, one or the other. That's why I like the mews one - it's in the corner and doesn't look like there's an above at the front where the kitchen is.

Bun - I've breathed fresh air and lived beside the sea and very rurally for decades, it's really time to give my lungs a workout Grin

Where are you wanting to walk home from? Would you be open to some parts of Zone 2 if they were still central?

To answer your question - there's nowhere in Zone 1 I'd say was unliveable, but I do think there are parts of inner Zone 2 that are nicer, and better for transport/access than some parts of Zone 1.

Just noticed that mews in Marylebone only has 31 years left on the lease so likely wouldn't get a mortgage. And would be unsellable after I wanted to move out in 5-10 years.

I'm not walking from anywhere in particular just bars/theatres/nightlife Smile

I lived in Waterloo for several years and it was great. Not sure what you'd get for your budget though.

The three of us live in a 4 bed detached with 2 bathrooms, a garden and garage in a naice part of semi rural part of South Yorkshire. I would be climbing the walls in a small studio flat like that after a few days. It cost a lot less than your 1 bed studio.

When your DD goes to uni and you move into a tiny studio where is she going to stay during the holidays? Where will you put all your stuff?

That's why I want a 1 bed, a studios not big enough. I will have a fold down bed in the sitting room if dd wants to stay over (she will have a 12 month lease though so will likely only need to visit)

I will get rid of some stuff but we've got a big garage near my MIL's to store stuff til we move again - only non perishables obviously

I live in the Barbican. Kids are at uni. We sold the rambling 4-bedder with cellar full of sportskit strata. DH works away most of the time. When I'm not working, I go out with friends, walk everywhere, do loads of culture and absolutely LOVE living in this fantastic City. The countryside scares me.

Btw, one-bedroom. When kids come, they stay on sofa beds or - occasional treat - local hotel.

I like to visit cities, but I wouldn't live in one.

Would you consider renting for a year? I really think the change in space, inside and out, is a big thing! That way you'd know if you'd be happy buying a one bed or would push for two.

How long are you planning on staying, I'm thinking this wont be the 'forever' home Grin

I work at the Elephant. You couldn't pay me to live there, it's so depressing. I have worked there for 10 years. When I started working there people told me it was up and coming and talked a lot about the supposed regeneration. They're still talking about it and it's still a depressing hole.

How about this just south of London Bridge?

I lived in Putney for many years, and found that the night buses were good for getting back if youlived near a bridge, as you had a few routes whcih had no option but to go over the bridge....
